We are looking for our next experienced Real Estate Advisor. In this role, team members are responsible for responding to and managing real estate advisory requests from our PCFO client base and leading the execution of our investment real estate analysis efforts. This includes providing real estate advisory and strategic recommendations based upon unique client needs. You will have a broad understanding of real estate investment concepts, including investment benchmarking utilizing NOI, CAP, ROI, ROE, IRR and DCF methodologies.

Additionally, this Role will support our client-facing Real Estate Tax Strategies efforts, focusing on the following responsibilities:

Your Role:

  • Assist due diligence efforts for large commercial real estate projects as embedded within DST, QOZ and 721 investment vehicles.
  • Assist with modeling and analysis of 10yr institutional real estate cash flows.
  • Provide escalation support to a team of Real Estate Specialists.
  • Real estate specific support for new business development and prospecting efforts.
  •  Field in-bound real estate advisory requests from Brighton Jones Lead Advisors and clients; Provide value-add, specific observations and recommendations to client real estate scenarios.
  • Review existing real estate investment portfolios and make advisory recommendations; Quantify both strategic and tactical opportunities around market and investment dynamics as they relate to a client’s long-term goals.
  • Drive analysis and modeling in collaboration with the Client Services Team. Validate and approve all modeling and recommendations prior to client meetings.  Review and analyze client data and evaluate potential planning strategies.
  • Provide broad advice on an ad-hoc basis for real estate topics such as hold/sell analysis, 1031 guidance, market trends, IRR/DCF analysis, cash flow proformas, ROI, and operational improvements.
  • Responsible for providing referrals and recommendations for real estate experts outside of Brighton Jones (i.e.: Legal, international, etc.).
  • Attend and drive client meetings; own the execution of Brighton Jones residential investment real estate analysis. 
  • Leverage internal and external resources to achieve client objectives in such areas as valuation, property dispositions and acquisitions, and property management/asset management.
  • Continue training and mentorship of the Real Estate Specialists within the company.
  • Work with Sr Real Estate Advisor to develop client facing materials including Excel valuation models and advisory roadmaps.
  • This role is an in-office, full-time, and exempt position. We are a work from office culture with lots of flexibility.

Your Experience:

  • 5+ years of experience in real estate analysis, asset management, real estate valuation, real estate acquisition/disposition or a related industry preferred.
  • Complete understanding of the key factors driving real estate proformas, including IRR, ATCF, amortization, NOI, Cap Rate and ROE.
  • Comfortable discussing and translating analytical concepts in a live, client-facing environment.
  • Undergraduate degree required
  • CCIM or MAI certification (or progress toward) a strong plus
  • Intermediate to advanced excel capabilities including the ability to manipulate and run advanced formulas and their applications for client-specific scenarios.
  • Baseline proficiency in Microsoft Office Suite products (Word, Windows) required; expected to learn other position-related systems on the job
  • Organized and able to handle multiple client relationships with contending priorities and coordinate team member resources most effectively

Compensation:

  • Annual Compensation: $120,000 - $150,000 per year.

 3. Role Alignment - next you’ll meet with the hiring manager and a peer (virtual or in-person) to dive deeper into the role, responsibilities, and your transferrable experiences.
 4. Full Loop - you’ll meet the team in two, back-to-back interviews with team members you’re likely to work with. During these conversations, we’ll be listening for examples of your technical skills as well as how core values show up in your experience. There may also be a writing sample, role play, hiring, or technical assessment depending on the position.
 5. Personal Reference Calls - in this final step in the hiring process, you will be asked to arrange 1-2 personal reference calls with past managers of our choosing.
