We are seeking an experienced, collaborative, and highly motivated Real Estate Manager to join our team. As a Real Estate Manager, you'll be responsible for financial modeling and analysis of complex acquisitions or campus projects, handling every aspect of acquisition, administration, and disposition of leased and owned properties. Additionally, your organizational skills will support the team's reporting processes, maintaining data accuracy and clear communication across cross-functional stakeholders. This role calls for a proactive problem-solver who thrives on organization, strategic thinking, and enjoys working cross-functionally to manage multiple priorities in a dynamic environment. This position will report to the Director of Global Real Estate.

Description
Oversee a range of real estate transactions, including new and existing leases, subleases, license agreements, and dispositions for office, R&D, and industrial spaces. Develop and perform advanced financial modeling and spreadsheet analysis in Excel, including underwriting and evaluating real estate investments and asset management functions. Lead complex, multi-million-dollar negotiations with precision and skill. Manage site selection, due diligence, contract review and new site onboarding from inception through implementation. Protect Apple's interests, minimize risk and fiercely protect the bottom line. Manage and anticipate critical lease dates, approvals and project milestones, ensuring timely and organized reporting and strategic, data-driven decision-making. Collect, compile, and maintain team reports and trackers to monitor progress and team wide goals. Collaborate with cross-functional teams using strong interpersonal skills to drive solutions, provide real estate insights, and develop short and long-term portfolio strategies. Prepare financial and sensitivity analyses, craft business cases and recommendations for executive and user-group approval. Coordinate with project management and landlords to ensure compliance with lease requirements, including obtaining landlord approval of initial buildouts and improvements, negotiating restoration requirements and managing tenant improvement reimbursements. Maintain and update real estate best practices, benchmarking standards and key metrics to enhance portfolio management and performance. Support, foster and maintain excellent relationships with Space Planning, Project Management, Maintenance, Facility Managers, Development Services, EH&S, Legal, Tax, landlords, vendors and consultants.
Minimum Qualifications
- 5+ years of experience in commercial or corporate real estate or 3+ years of experience with a Master's degree
- BA/BS degree
- Ability to build bespoke financial models in Excel to perform quantitative and qualitative analysis of complex real estate transactions
- Experience in negotiations and strong communication skills (written and verbal)
- Experience with financial modeling, data analysis or analytics tools
- Demonstrated ability manage multiple projects under tight time frames and consistently produce accurate high-quality work
- Comfortable working with multiple stakeholders and adapting to changing priorities
- Expertise in Microsoft excel required, proficiency in Keynote preferred
Preferred Qualifications
- MRED, MBA or other relevant Master's degree preferred
- Energetic and very flexible; motivated and capable of thriving in an incredibly fast-paced and fluid organization, both independently and in team settings
- Willingness and ability to travel 10-15%

Pay & Benefits
At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $107,300 and $161,300, and your base pay will depend on your skills, qualifications, experience, and location.
