DESCRIPTION:

This person is responsible for assisting the Senior Vice President of Real Estate Acquisitions and the various Vice Presidents, Assistant Vice Presidents, and Associates in the preparation of detailed economic analyses of potential multifamily acquisitions.

RESPONSIBILITIES:

  • Underwriting potential acquisition targets utilizing a Microsoft Excel based model; Argus Enterprise experience is a plus.
  • The underwriting analysis process may include, but is not limited to, the following activities: reviewing P&L statements, rent rolls, and tax statements; researching and analyzing demographic, economic, and real estate market data to recognize market trends to support all underwriting assumptions.
  • Source potential acquisition opportunities for multifamily residential properties in conjunction with Vice Presidents in the Acquisitions Department.
  •  Assist the Vice Presidents in contract negotiations with internal and third-party attorneys with the seller and the seller's attorneys.
  • Take a lead role in assisting the training of analysts in the following:
    • Using GID’s proprietary acquisition models.
    • Standard underwriting practices.
    • Preparing Investment Committee presentations.
    • Working with other departments.
    • Rent Comparison Analysis.
  • Maintain contact and relationships with potential deal sources including brokers, owners, and developers.
  • Prepare materials and along with the Senior Vice President, present to GID's Investment Committee.
  • Research and analyze numerous markets appropriate for the acquisition of multifamily investment opportunities. Gain intimate knowledge of those markets to be able to capitalize on opportunities in those markets. 
  • Conduct due diligence activities involving lease analysis, shopping market competitors. Arrange third party reports such as market studies and property tax analysis.
  • Develop in conjunction with the Property Operations Group a zero-based operating and capital budget.
  • Participate in various analytical projects required in the Acquisition Department.
  • Assist in preparing reports to GID's ownership and major institutional investment partners.

EDUCATION and/or EXPERIENCE:

  • Four-year college or university degree required with two one to four three years related work experience and/or training desired, but not required.
  • Ability to work with all basic mathematical concepts and more advanced concepts such as the time value of money (present values, future values, internal rates of return, etc).
