About the Role

From day one, the Building Engineer will support TEP’s mission for sustainability and conservation by managing all mechanical, electrical, plumbing and life safety systems throughout the facility to ensure a clean, safe, environmentally healthy atmosphere for students and staff.

Responsibilities

  • Support TEP’s efforts to achieve sustainability goals by identifying and implementing energy conservation measures. Manage metrics and report on key performance indicators such as GHG emissions, energy and water use.
  • Lead all maintenance and repair to ensure efficient operation of all building systems including HVAC, electrical, lighting, plumbing, fire protection and energy management.  Develop and maintain a preventive maintenance program for all building and mechanical systems to ensure all equipment and fixtures are functioning optimally.
  • Ensure initial and ongoing adherence to all New York City and State operating certification requirements.
  • Develop and implement an effective system to ensure prompt responses for repair and maintenance requests, including appropriate record keeping for preventative maintenance, fire safety logs, energy conservation and consumption reports.
  • Plan and manage contract services for facility repairs and maintenance, including building equipment maintenance contracts and all work performed by outside contractors.
  • Operate and manage the Building Management System. Respond to after-hours emergencies and implement emergency protocols as warranted.
  • Maintain building’s access control system; diagnose and repair problems with door hardware and electrified locks.
  • Develop and maintain an inventory of tools and equipment necessary for building maintenance.
  • Develop training opportunities for staff on topics including workplace safety, fire safety, preventative maintenance, and building systems.

Certification Requirements

  • Valid Certificate of Fitness for Standpipe (S-12), Automatic Sprinkler (S-13) and Supervision of Fire Alarm Systems (S-95) issued by the New York City Fire Department
  • Certificate for Hazardous Materials, issued by an OSHA-approved program
  • Valid Universal Chlorofluorocarbon (CFC) Certificate (EPA 608 Certificate) issued by the United States Environmental Protection Agency
  • Valid Certificate Q-01 Refrigerating System Operating Engineer preferred, not required

About You:

  • Minimum of five years of experience in commercial or school building operations
  • Expertise in energy conservation; knowledge of NYC Electrical, Plumbing and Fire Protection System Codes, and building construction and management
  • Knowledge of the repair and maintenance of HVAC, plumbing, electrical and mechanical systems
  • Ability to read and understand schematic drawings
  • Superior organizational skills and attention to detail
