Summary:

This role plays a pivotal role in driving the financial performance and long-term value creation of the organization’s property portfolio. By providing strategic support and guidance to field teams, the position ensures that each property maximizes its revenue potential while identifying innovative methods to create sustainable, long-term value. A deep understanding of the “why” behind operational and financial decisions is critical to successfully influencing outcomes and pivoting when necessary to achieve desired results.

 

The ideal candidate is insightful, collaborative, and results-driven, with the ability to lead cross-functional teams and maintain a cohesive working environment. Through active collaboration with Operations, Facilities, Marketing, and external stakeholders, this role ensures alignment with organizational goals and enhances the overall performance of the portfolio. The core mission of this position is to optimize asset performance, foster team success, and ensure the seamless execution of investment strategies, ultimately supporting the organization’s growth and success.

 

Essential Duties:

Investment Strategy & Portfolio Management

  • Oversee the Investment Strategy and Business Plan for each asset.
  • Identify opportunities within the portfolio to increase revenue and reduce expenses for enhanced profitability.
  • Conduct site visits to monitor the physical condition of properties and assess their competitive position within the submarket. Develop and maintain a basic understanding of submarkets, competitive properties, and market forces.

 

Leadership & Team Oversight

  • Supervise a team of Asset Managers and Associates, ensuring alignment with portfolio objectives and organizational goals.
  • Provide mentorship and direction to team members to foster professional growth and accountability.

 

Financial Performance & Analysis:

  • Review monthly operating statements, identifying watch-list properties and collaborating with Operations, Facilities, and Marketing teams to address performance issues.
  • Participate in pricing calls with the Pricing Manager, Regional Manager, and Property Manager to assess and adjust pricing strategies.
  • Initiate, review, and approve annual operating and capital budgets, ensuring alignment with business objectives.

Capital Budgeting & Value-Add Opportunities

  • Participate in the capital budget process by analyzing potential returns on in-unit renovations and new amenities.
  • Evaluate and recommend improvements to business intelligence and property management software to enhance operational efficiency.

 

Stakeholder Collaboration

  • Serve as the primary liaison between Operations, Facilities, Joint Venture Partners, and Ownership.
  • Host monthly calls with Joint Venture Partners to review financial results and address questions or concerns.
  • Lead or actively participate in quarterly financial review meetings to ensure transparency and strategic alignment.

Education and/or Experience:

  • A minimum of 5 years of experience in Asset Management, Real Estate, Investment Banking, Private Equity, or related experience specifically within multi-family
  • A bachelor’s degree in business or finance
  • Advanced Excel skills with a strong background in financial modeling and valuation analysis
  • Attention to detail with strong organizational skills
  • Eagerness and ability to learn in a fast-paced environment
  • Periodic travel is required

Salary range - $140,000-160,000/yr

 

If you are hired at Morgan Properties, your overall compensation package will also be determined based on factors such as geographic location, skills, education, and/or experience which may result in total compensation outside of this range.
