ABOUT THE ROLE :

Under the direction of the Director, Land Development, the Project Manager will coordinate and implement project activities associated with all assigned Developments and projects. These activities will include the coordination and collaboration with the overall Howard Hughes project team and any outside design consultants, contractors, and agencies having jurisdiction and inspection responsibilities.

WHAT YOU WILL DO :

Planning/Design Phase:
  • Participate in all project consultation meetings.
  • Management of environmental consultants.
  • Participate in the kickoff of design consultants; monitor consultants' progress through the planning, design, and bidding phase.
  • Assist with consultant and contractor selections.
  • Work with the design team to achieve timely completion of documents meeting the respective design milestone parameters for each stage of the design.
  • Review plans and contracts for completeness, compliance with design milestone requirements, and constructability assumptions.
  • Attend meetings with regulatory agencies as needed during plan review process.
  • Develop project budgets and evaluate engineer's construction cost estimates.
  • Coordinate with dry utility planning and design with respective companies.
  • Maintain comprehensive system of document control and tracking logs.

Construction Phase:
  • Work with the design consultants and the contractor.
  • Attend and document all Owner / Engineer / Contractor meetings.
  • Establish and maintain comprehensive system for construction document control.
  • Monitor and, where necessary, assist in the coordination of project activity, including, but not limited to, utilities installation, general site work, temporary installations and power, telecom/data coordination, gas, cable and punch list corrections.
  • Monitor progress relative to Contractor's Project Schedule. Review monthly updates with HHC Construction Manager to ensure coherent sequencing and logic, and compliance with contractual milestone requirements. Proactively identify and mitigate areas impact to schedule.
  • Review and make payment recommendations on contractor payment applications and / or invoices. Periodically update cash flow projections based on actual construction progress.
  • Review contractor change order requests for both entitlement and pricing. Assist in negotiate of final CO amounts.
  • Manage the Closeout of the project, including final resolution of all punch list work, finalize outstanding contract change orders, obtain final lien releases, review O&M / warranty documentation, and process disbursement of retained funds.

ABOUT YOU :
  • Bachelor's degree either in Construction Management, Civil Engineering, or similar
  • Demonstrated understanding of environmental regulations, including CLOMAR/LOMAR, wetland permitting and managing Type II water rights a plus.
  • Professional Engineer Registration (AZ) a plus.
  • GIS experience, a plus.
  • Possess excellent written/oral communications and presentation skills, and effectively interact with internal/external stakeholders and leadership team.
  • Relevant experience in working with local/regional planners, designers, civil engineers, structural & specialty professional engineers/scientists, regulatory agencies.
  • Proficient with Windows operating systems, business applications and standard MS Project software.
  • Must have minimum 5 years of project management of horizontal project experience.
  • Must have experience in delivering various types of land development projects.
  • Proven ability to multitasking and managing multiple projects.
  • Must have ability to identify problems and resolve issues in a quick and timely manner.
  • Must have excellent people skills and possess the ability to diffuse tense situations with contractors, vendors, and employees.
  • Must have the ability to work in a team environment while leading the project team from conceptual design through completion of multiple projects.
