Position Summary:


Reporting to the Manager, Real Estate Portfolio Administration, the Real Estate Analyst administers the company's global leased and owned real estate portfolio, ensuring compliance and providing reporting on all Grainger real estate.

This role is integral to managing and optimizing the company's real estate portfolio, ensuring accuracy and compliance of all real estate documentation, processes, and payments, and supporting strategic decision-making processes through accurate reporting to enhance operational efficiency.

This role involves administering Grainger's leased portfolio by managing payment processes, including timely and accurate monthly rent payments and one-time payments and processing annual expense reconciliations.

The company utilizes Tririga as its platform administration tool, and this role is responsible for inputting and maintaining data within Tririga, including rent payment schedules.

This role will be the primary point of contact for both internal business partners and external landlords for all real estate administration related inquiries.

Internal partnerships include Grainger Corporate Real Estate, Accounts Payable, Legal, Controllership, Grainger Technology Group, and Finance.

Job Responsibilities (You Will):

  • Administer the company's real estate portfolio of leased and owned properties in accordance with audit controls and company policies.
  • Administer the payment processes, including timely and accurate monthly rent payments and one-time payments.
  • Ensure compliance with specific terms of each lease and track contract terms and critical dates.
  • Process annual expense reconciliations.
  • Maintain data within software systems, including real estate-specific software and SmartSheets, and serve as a point of contact for all software troubleshooting, upgrades, and migration.
  • Coordinate and communicate with international business partners to track and record portfolio changes.
  • Track all tenant improvement allowances.
  • Support Grainger's accounts receivable lease portfolio

Education/Experience (You Have):

  • Bachelor's degree or equivalent experience
  • Detail-oriented with excellent organizational skills.
  • Ability to learn new software (Tririga, SmartSheets)
  • Familiarity reading contracts
  • Comfortable operating in a dynamic and complex organization.
  • Strong work ethic, team -oriented and customer-focused
  • Demonstrated ability to meet deadlines and work under pressure.
  • Self-directed; ability to work independently
  • Collaborative capabilities with multiple, cross-functional business partners including Controllership, Finance, and outside landlords
  • May travel up to requires less than 5% travel.
