Your Role
The Manager, Office Services, will be assigned to multiple buildings and production/corporate office-based tenants. They will serve as the Studio's point person and client/employee liaison in all matters relating to the coordination and support of these clients. They are responsible for the day-to-day operations/logistics, client communication and point of contact, interfacing with WBSO departments for both production and non-production activities on the main lot facility. They also coordinate access and facilitate scheduling of maintenance work and special requests and ensure safety protocols and security measures are followed when providing access to buildings for clients and WBSO departments as needed.
Responsibilities include facilitation of building maintenance and projects withing buildings and offices, ensuring the smooth execution of Corporate, Term Deal, Feature, TV and 3rd Party office needs. Responding to production and non-production client requests sometimes on an urgent basis; and being on call 24/7 when a building emergency arises, such as leaks, fire/life safety, security and access issues. The Office Services Manager coordinates moves/adds/changes to the tenants' office requirements, oversees the utilization of office space working with P&C on office assignment requests, keeping up to date records of occupancy and facilitates office space consolidations and/or relocations as needed. Maintains/updates data in Planon, furnishes offices, and supports remodeling/construction projects. The Manager supervises (1) Sr. Clerk including scheduling, work assignments, job oversite and coaching, and indirectly advises the Office Services clerk team.
Your Role Accountabilities
- Scheduling and coordinating daily requirements for assigned corporate/production office tenants. Production office requirements include parking needs; securing availability of WBSO-provided facilities as requested by clients. Oversight of WBSO-supplied personnel and services; responding to inquires/requests from production as needed; interfacing with WBSO Safety, Fire, Studio Protection and other departments to provide clients with proper guidance necessary to ensure compliance with safety measures and other WBSO policies and procedures. Provides after-hours support by responding in a timely manner to client and WBSO requests, including in-person and by phone/email/text.
- Provides full range of property management services in an expeditious, thorough, and professional manner. Works with existing tenants to ensure space is maintained well including carpet, paint, furniture, utilities and cleaning. Has authorization to assign requests to in-house and outsourced vendors with tact and diplomacy, at times independently and on an emergency basis. Coordinates corporate/production relocations, space changes and additions including maintaining and updating billing in a timely manner. Recommends capital improvement projects. Provides after-hours support by responding in a timely manner to client and WBSO requests, including in-person and by phone/email/text.
- Tracking and monitoring of all expenditures with WBSO departments and services on behalf of clients. This includes oversight of all costs incurred from Office Services, via daily review and confirmation of each client's work orders in Planon. In addition, this position reviews office reservation assignments and confirms occupancy in Planon.
- Ensures general upkeep of building maintenance including building walks/inspections before and after client occupancy, responding to building system issues, coordination of trades/vendors and ensuring fire/life/safety systems are compliant and within budgets. Must identify necessary repairs and improvements, select sub-contractors, vendors and materials to be used. Reviews expenses and invoices for services rendered.
- Supervises (1) Sr. Clerk, including scheduling, work assignments, job oversite, coaching and training. Regularly follows up on projects assigned to clerk and provides feedback and guidance.
- Works with Director Office Services, Exec Dir., Studio Services and Project Manager for construction and maintenance work for offices as needed. Obtains estimates, issues work authorizations, schedules work, and obtains appropriate approvals when work exceeds $10,000.

Experience & Qualifications
- Required 3+ years in film or television production, or management of a production or office park facility.
- Bachelor's degree preferred.
- Proficient with Microsoft Word, Excel, Outlook programs. Must be able to learn other specific programs needed for client service. Must be able to operate standard office equipment such as photocopying equipment.
- Driver's License necessary for on-lot excursions (via electric carts) as well as travel to other WBSO owned lots, as needed.
- Background should include experience with coordinating offices moves and relocations.
- Enthusiasm and acuity for logistical problem-solving, often in a very urgent timeframe.
- Collaborative, team-first approach, applicable to the Office Services department, the division of Warner Bros. Studio Operations, and all occupants & guests of Warner Bros. Studios.
- Excellent oral and written communication skills, with an emphasis on details and record-keeping.
- Stamina for long workdays, as well as specific lengthy appointments (e.g., tech scouts or corporate meetings which can last multiple hours).
- Ability to balance confidence in one's project management skills with an openness to seeking new information and developing added skills on a near-constant basis
- This position is required to work in person at one of our locations in the United States.

In compliance with local law, we are disclosing the compensation, or a range thereof, for roles in locations where legally required. Actual salaries will vary based on several factors, including but not limited to external market data, internal equity, location, skill set, experience, and/or performance. Base pay is just one component of Warner Bros. Discovery's total compensation package for employees. Pay Range: $63,000.00 - $116,999.00 salary per year. Other rewards may include annual bonuses, short- and long-term incentives, and program-specific awards. In addition, Warner Bros. Discovery provides a variety of benefits to employees, including health insurance coverage, an employee wellness program, life and disability insurance, a retirement savings plan, paid holidays and sick time and vacation.
