POSITION SUMMARY

The Senior Manager in Workplace Services is a key member of the Salesforce APAC & Japan and Korea. Under the direction of the Director, Real Estate and Workplace Services (REWS) Japan & Korea, the Senior Manager will provide guidance and leadership on all real estate operation services in the mainly Japan region. The Salesforce REWS teams are assembled using a combination of local market skills and expertise, combined with Salesforce international global standards methods.

The Senior Manager will manage and coordinate large and complex real estate operations. The candidate will meet regularly with internal business stakeholders and will work closely with REWS Events team on a daily basis.

The successful candidate will have excellent communication skills and be able to work cooperatively with business representatives, other Salesforce internal partners such as IT, Security, Branding, Marketing and Sourcing along with various other departments within the Real Estate organization. A good awareness of projects and events operation is essential, the candidate should be able to demonstrate working with multiple players in a large corporate environment with a good knowledge of the various stages. Provides leadership for regional operation function by managing, coordinating, and developing staff of Salesforce and third party programs. Operates with significant independence and minimal supervision as one of the principal REWS representatives. Good organization is key, and the successful candidate should also show a passion for creating an innovative work environment in a high growth company.

RESPONSIBILITIES

  • Manages and operates a 30,000 sm+ large campus physically in Workplace Services business in Tokyo. Operate with significant independence and minimal supervision.
  • Manages and operates (6) regional offices in addition to the Tokyo office remotely. Provide leadership for regional management functions including an international location. May manage a multi-layered, geographically distributed team.
  • Manages Workplace Services programs of Facility Management, MEP, Design Standards implementation, HSE, and Refreshment.
  • Ensures annual operations are managed within budgets and schedules while meeting multiple internal business unit objectives. Responsible for overall program effectiveness, cost, and ROI.
  • Leads a team of professionals in the development of solutions to complex, industry specific problems.
  • Leads and manages third-parties' management strategies and operation programs.
  • Works cooperatively with and ensures that team members work cooperatively with the appropriate internal partners in Purchasing, Security, Health and Safety, IT, Legal, HR, Finance, Brand Marketing and Corporate Communications.
  • Manages the landlord and the building managers relationship and communications.
  • Develops strategic and effective office use
  • Understands the dynamics and uniqueness of the Salesforce events held in the offices, and leads the HVAC, janitorial, furniture layout changes relating fire code, and coordination with building management etc. as a responsible of Workplace Services business.

EXPERIENCE & REQUIRED SKILLS

  • Experience managing a multi-site, geographically dispersed organization, 10+ years Real Estate and Facilities experience, 5+ years supervisory experience, Industry Certification.
  • Strong understanding of the entire corporate real estate function from strategy and planning to information management is required.
  • Must have demonstrated ability to manage complexity and must be organizationally/politically astute. Demonstrated ability to build relationships and motivate teams of people.
  • Excellent problem-solving skills with ability to creatively negotiate requirements
  • Results-oriented, customer driven, organized with attention to detail and strong interpersonal skills that are effective at all levels of a multinational organization
  • Ability to assess and prioritize workload in a strict deadline oriented environment
  • Proficiency in managing budgets, financial planning, tracking, analysis and reporting
  • Ability to embrace change and remain agile while motivating a diverse team
  • Must be computer literate in the use of typical Tech industry software packages (e.g. Google Workplace, Slack and other Salesforce platforms etc.)
  • Proficiency in real estate financial analysis is required.
  • Exceptional time management, communication, organizational skills and professionalism required for executive-level meetings
  • Ability to work outside of normal business hours and weeknights
  • This is an in office based position and considered building essential

PREFERRED QUALIFICATIONS

  • Multi lingual - Fluent in both Japanese and English
  • Excellent written and verbal communication with strong presentation skills
  • Excellent customer service and analytical skills are necessary as is a personality that pays attention to details.
  • Understanding of events and hospitality vision, operations, and integrated event marketing
  • Proven ability to influence senior leadership
  • Exceptional program, project, and time management skills
  • Experience with office implementation projects
  • Understanding of Change Management
  • Ability to read and understand architectural drawings
  • Must exhibit initiative and a strong desire to achieve results
  • Highly organized, detail focused, results-driven, ability to handle stress and last-minute, urgent requests
  • Ability to assess and prioritize workload in a strict deadline-oriented environment
  • Thrive on teamwork and overcoming obstacles
  • Good balance of personal initiative and team player
