Commercial Escrow Officer (PGP Title)

Coppell, TX

This position will be hybrid in Coppell, Texas, but need to be in-office/on-site initially to train/onboard.

JOB SUMMARY:
The Commercial Escrow Officer is responsible for managing all aspects of escrow processes for complex land and commercial real estate transactions. This position requires a comprehensive understanding of escrow standards, real estate law, and client management. The officer will handle the coordination, documentation, and completion of all necessary escrow transactions while ensuring compliance with company policies and legal regulations.

PRIMARY RESPONSIBILITIES

  • Oversee the entire escrow process from opening to closing of commercial real estate transactions. Ensure that all documents, including contracts, contract summaries, loan instructions, and title commitments, are accurate and complete.
  • Initiate and manage land files (including master, acquisition, and takedown documents).
  • Collaborate with title examiners and underwriters to identify and resolve complex title issues and exceptions. Ensure that all title documents conform to applicable laws and client requirements.
  • Draft and review all escrow-related documents, title documents, and closing statements. Analyze contractual obligations and ensure that all terms are met prior to disbursing funds.
  • Serve as the primary liaison among all parties involved in the transaction. Facilitate closings and assemble fully executed documents and ensure all clearance items have been received.
  • Maintain a thorough understanding of all governing laws and regulations related to escrow and real estate transactions. Conduct thorough post-close audits and review quality assurance reports to ensure all aspects of the escrow process have been completed accurately. Address and rectify any discrepancies or issues that arise.
  • Other duties as assigned (if applicable).

REQUIRED EDUCATION
  • Minimum High School Diploma or equivalent.
  • Ability to get resident license in required jurisdictions.

REQUIRED EXPERIENCE
  • Minimum of 5-7 years closing experience.
  • Minimum of 3-5 years of commercial transactional experience.
  • Ability to review and clear complicated title exceptions.
  • National commercial experience a plus.
  • Strong organizational and multitasking skills.
  • Excellent written and verbal communication abilities.
  • High level of accuracy and attention to detail.
  • Ability to resolve conflicts and provide effective solutions.
  • Efficient in Microsoft Windows and OneNote.
  • Proficient in escrow/titling systems (SoftPro preferred).
