Job Title: Property Operations Manager (Engineering & Security Oversight)

Job Summary:
We are seeking a highly organized and proactive Property Operations Manager to oversee all engineering, maintenance, and security operations for our property/facility. This role is critical in ensuring building systems function efficiently, security protocols are upheld, and the physical assets remain in top condition.

Key Responsibilities:
Engineering & Maintenance Operations:
- Lead and manage the engineering team responsible for HVAC, plumbing, electrical, and other building systems.
- Schedule and supervise preventive maintenance and repair work for all equipment and infrastructure.
- Ensure compliance with safety regulations, building codes, and energy efficiency standards.
- Oversee capital improvement projects and liaise with contractors and vendors.
- Monitor energy usage and implement sustainability initiatives where applicable.
Security Management:
- Manage on-site security personnel or third-party security services to ensure 24/7 property protection.
- Develop and enforce security protocols, emergency response plans, and access control systems.
- Conduct regular safety drills and security audits.
- Respond to security incidents and ensure timely documentation and resolution.
Vendor & Contractor Oversight:
- Select, negotiate, and manage service contracts (e.g., elevators, fire safety, landscaping).
- Ensure contractors meet quality, safety, and budget expectations.
Budget & Reporting:
- Prepare and manage the engineering and security budgets.
- Track maintenance costs and recommend cost-effective operational improvements.
- Report on operational performance, incidents, and key metrics to senior management or ownership.
Team Leadership:
- Recruit, train, and supervise engineering and security staff.
- Conduct regular team meetings, evaluations, and skills development sessions.
- Foster a culture of safety, efficiency, and accountability.
Qualifications:
- Bachelor’s degree in engineering, Facilities Management, or a related field (preferred).
- 5+ years of experience in property operations or facilities management, including engineering and security oversight.
- Strong knowledge of mechanical, electrical, and life-safety systems.
- Familiarity with OSHA, local building codes, and environmental regulations.
- Excellent leadership, organizational, and communication skills.
- Proficiency in property management and building automation systems (e.g., CMMS, BMS).
