As Associate Director, Business Operations you will provide operations management support including facilitating elements of business unit or function management review processes and systems; operational support for overall financial performance; revenue / profit performance analysis; account growth and erosion analysis; cost and expense budget management / analysis; working with the business to analyze and optimize operations for peak performance; and analysis of key initiatives and gaps.

Additional responsibilities can include development and management of business processes including quality assurance, business controls and procedures; client satisfaction deployment and ratings; plan administration; and outreach to geographies and global counterparts to advance standard processes and deliverables. Employees in this role can be evaluated in a variety of ways via measures such as client satisfaction, process performance and satisfactory audits.
Key Responsibilities
Operations & Strategy
- Act as the Regional delegate and strategic partner for the Regional Management Lead.
- Lead the implementation of global processes, methods, and strategies within the region.
- Support the development and presentation of regional real estate and portfolio management strategies and business cases.
- Drive regional reporting, staff meetings, and program management governance.
- Coordinate with global and regional teams on initiatives, systems, and tools that enable operational efficiency, ensuring proper training for adoption.
- Participate in process review and improvement initiatives, identifying conflicts or risks impacting data integrity or availability.
- Support project and business case reviews through approval processes and progress tracking.
Financials
- Manage the annual regional budget planning process (OpEx and CapEx).
- Monitor budget progress, identify variances, and communicate impacts to leadership.
- Collaborate with finance and reporting teams to ensure accurate and timely reporting.
- Provide analysis and insights that inform senior leadership decisions.
Leadership & Engagement
- Lead, mentor, and develop regional operations staff, building strong collaboration across Finance, Portfolio, Lease Administration, and Facilities.
- Drive adoption of new processes, tools, and organizational changes through effective communication and training.
- Foster a culture of accountability, continuous improvement, and consistent execution across the region.

Required Qualifications
- Bachelor's degree in Accounting, Finance, Business Administration, Real Estate, or related field.
- 5-7 years of progressive experience in real estate operations, finance, or reporting.
- Demonstrated ability to lead within a matrixed global organization across geographies and time zones.
- Strong financial and business analysis skills with a proven track record in reporting and variance management.
- Broad understanding of real estate, construction, and facilities lifecycle.

- Strong analytical, conceptual, and critical thinking skills.
- Ability to research, recommend, and implement process and system improvements.
- Excellent organizational and time management skills, with proven ability to meet deadlines.
- Strong stakeholder management and communication skills, including ability to explain complex data clearly.

- Balance between strategic thinking and tactical execution.
The compensation range for the position in the U.S. is - $159,240 to $286,560 based on a full-time schedule.
Your actual compensation may vary depending on your geography, job-related skills and experience. For part time roles, the compensation will be adjusted appropriately. The pay or salary range will not be below any applicable state, city or local minimum wage requirement.
There is a different applicable compensation range for the following work locations:
California:$175,080 to $343,920
Colorado: $159,240 to $286,560
New York City: $191,040 to $343,920
Washington: $175,080 to $315,240
Washington DC:$175,080 to $315,240
This position will be eligible for Kyndryl's discretionary annual bonus program, based on performance and subject to the terms of Kyndryl's applicable plans.
You may also receive a comprehensive benefits package which includes medical and dental coverage, disability, retirement benefits, paid leave, and paid time off.
Note: If this is a sales commission eligible role, you will be eligible to participate in a sales commission plan in lieu of the annual discretionary bonus program.
