Job Description

Primary Function of Position:

Real Estate, Facilities and Construction Management supports the people of Intuitive Surgical. We assess, develop, grow and lead maintenance of our facilities in order to provide engineering research and development, manufacturing, workspace and amenities for our talent through global processes supporting every employee as they contribute to our business. Responsible for overseeing the design and construction of Intuitive Surgical’ s manufacturing facilities, offices, and tenant improvements. Full responsibility of project reporting from preconstruction through project closeout.

Roles & Responsibilities:

  • Maintain highly effective communication skills – writing and speaking skills through written proposals, meeting facilitation, and oral presentations.
  • Demonstrate the ability to work well in a fast paced, team environment, taking a leadership role and dealing with ambiguity effectively.
  • Manage project documents – all disciplines – architectural, mechanical, electrical, plumbing, structural, life safety, civil and site.
  • Update dashboards for each project to show scope, schedule, and budget revisions. Includes entering invoices, change orders, budgets, contracts, and forecasts in the Job Cots Reporting (JCR) system.
  • Identify Stakeholders for each project: the Project Manager and team must determine which functions need to become involved in the Stage Gate approval process.  
  • Initiate value engineering and constructability reviews as needed.
  • Work with EH&S to support the construction safety program, including Site Specific Safety Plans (SSSP) and Site Incident Prevention Plans (SIPP)
  • Manage the construction spending to within 5% of the quarterly forecasts.
  • Manage risk-assessment analysis for each project and its potential impact to operations, schedules, scopes, and finances.
  • Coordination with other Intuitive teams. Align and interact with Facilities, Space Planning, Environmental Health and Safety, Procurement, Finance and other Intuitive Real Estate and Workplace Services teams.
  • Lead project teams in the following areas:
  • Preconstruction
  • Work with Indirect Procurement to track the processes for each vendor for each project.
  • Necessary insurances, certifications, and licenses for construction are maintained in accordance with laws, jurisdictional requirements and company policy
  • Contractors are prequalified and selected in accordance with project needs.
  • Projects are competitively bid.
  • Agreements and work-orders are negotiated and executed in a timely manner.
  • Program Management.
  • Lead program management by reinforcing business objectives for the design, construction, and relocation of operations, as documented in project charter.
  • Develop detailed construction schedule.
  • Design Management.
  • Lead and manage the project design process via Stage Gates.
  • Manage and coordinate project consultants and all service providers through final design, including value engineering of design and specifications.
  • Review architect’s construction documents against pricing documents to ensure completeness and accuracy prior to construction commencement.
  • Construction Management:
  • Communicate project requirements to contractor.
  • Report construction status (schedule, cost and quality) comprehensively, including regular update to schedule master plans and project dashboards.
  • Establish project constraints and assumptions. Determine critical dependencies.
  • Establish guidelines for deliverables, change and control procedures.
  • Lead in permit coordination and municipal approvals.
  • Establish Risk Register to track items with potential impact to operations, schedules, scopes, and finances.
  • Assist in resolving field issues in the most economical and expeditious manner possible.
  • Recommend and oversee corrective and recovery measures.
  • Provide payment application review.
  • Manage funds expended and monitor cost control and cash flow relative to master project budget.
  • Integration of the construction schedule from the general contractor into the overall project schedule and manage all dependencies.
  • Post Construction.
  • Handover of fully commissioned, substantially complete, and clean projects.
  • Close out and delivery of financial documentation including final change orders, final lien waivers, signed affidavits, and certifications of completion (where required) in accordance with jurisdictional requirements for project delivery.
  • Conduct "lessons learned" to capture project insights, facilitate rapid improvement of our operations and document structured feedback on contractor performance.
  • Upon receipt of certificate of substantial completion / occupancy, monitor correction of defects or outstanding work.
  • Secure as-built drawings, records of all statutory consents, service manuals and other information relevant to projects and future maintenance.
  • Move Management
  • Prepare scope, manage vendor selection, prepare budgets and schedule, prepare and manage relocation.

Qualifications

Skills, Experience, Education, & Training:

  • Minimum Bachelor's Degree in engineering, construction management, or architecture from an accredited institution.
  • Minimum 12 years of direct, progressive professional experience in the management of the construction and renovation of commercial buildings (general administration, R&D, manufacturing)
  • Knowledge and application of Key Performance Indicators, Management of Change, and Best-Known Methods.
  • Experience leading project teams for an owner in each project phase with oversight responsibility for design, programming, construction and closeout.
  • Knowledge of application of local, state, federal regulations: building, mechanical, electrical, plumbing, fire protection, OSHA, LEED, Cal-Green, ADA
  • Strong skills: MS Office: Word, Excel, PowerPoint, MS Project and Smartsheets
  • Highly proficient in reading construction documents - all disciplines - architectural, mechanical, electrical, plumbing, structural, life safety, civil and site
  • Strong analytical skills to drive data driven decisions.
  • Highly developed interpersonal skills, with strong ability to lead internal and external resources, and demonstrated ability to communicate effectively with people at all levels, from individual contributor to executive leadership.
  • Highly effective communication skills - writing and speaking skills through written proposals, meeting facilitation, oral presentations.
  • Ability to work well in a fast paced, team environment, taking a leadership role and dealing with ambiguity effectively.

We provide market-competitive compensation packages, inclusive of base pay, incentives, benefits, and equity. It would not be typical for someone to be hired at the top end of range for the role, as actual pay will be determined based on several factors, including experience, skills, and qualifications. The target salary ranges are listed.
