Job Description

Primary Function of Position:

The Manager of FM/IFM Building Systems will provide facilities maintenance engineering primarily to the German country offices including Freiburg and Biebertal, and also support additional locations in Aubonne Switzerland, Parvomay Bulgaria, UK and other European locations. 

This role will manage outside vendors, including the integrated facilities management provider, to assure reliable and cost-effective building systems. This work will require engagement with all levels of corporate organization to improve the workplace experience as measured by performance metrics, customer satisfaction, and innovation efforts.

This role will also have regional responsibility for small construction projects (up to $250k), energy reduction projects (up to $1M), utility procurement and monitoring, and compliance and regulatory audit representation.

This role will have regional responsibility for CMMS and BMS administration, and technical design standards development and updates.

Roles & Responsibilities:

  • Oversee daily activities needed to ensure a functional, efficient, and safe working environment for employees.
  • Manage contract services in support of facility operational functions, including: MEP maintenance, elevators, general and technical maintenance, and utilities.
  • Manage design, review, and construction of general and technical building repair and maintenance projects, and tenant improvements and building modifications up to $250k.
  • Manage design, analysis, organizational review, and construction of building system modification projects which reduce energy consumption and improve sustainability.
  • Collaborate with Construction Project Manager on major project in serving as Subject Matter Expert on Building systems and helping develop the best solutions for our new buildings.
  • Maintain utility account information and work with energy monitoring tool to verify data quality. Check utility consumption and spend against trend lines and budget.
  • Work to commission and start up new buildings and expansions with fully functional systems and maintenance processes.
  • Serve as the regional Facilities representative during compliance and regulatory audit activities. Including FDA and ISO audits.
  • Act as administrator for the BMS systems across the regional portfolio. Analyze data, assure data quality, and derive actionable conclusions. Suggest, justify, and manage BMS improvement projects.
  • Work with stakeholders and experts to develop technical design standards for construction specifications. Work with the design group, consultants, and stakeholders to develop technical design standards. Update standards as new operations processes or industry technology becomes available.
  • Use strong communications skills to build relationships with business leadership and internal stakeholders to continually improve our workplace environment.
  • Deliver timely responses to inquiries, complaints and/or violations. Exhibit strong listening skills in interactions with customers.
  • Administer regional operating budget ($5M Opex). Contribute to global FME budget and financial plan.
  • Manage supplier relationships, including vendor service contracts, performance evaluations, and continuous improvement program.
  • Apply quality tools to drive SLA attainment and exceed expectations. Ensure service levels are clearly communicated, understood, and performed.

Qualifications

Required Knowledge, Skills and Experience:

  • Bachelor's Degree preferred, but not required. Alternatively, at least 10 years of industry experience directly managing technical building systems across a portfolio of real estate will be considered. 
  • Minimum 5 years of experience in the strategic and operational aspects of facilities and workplace services in a corporate environment.
  • Minimum 10 years of operating knowledge in the design and operation of MEP systems, elevators, and other technical building systems.  Functional knowledge of radiant cooling Mechanical HVAC systems preferred.
  • Minimum 7 years of operating knowledge of BMS systems.
  • Minimum 5 years of experience managing energy opportunity projects and utility monitoring software.
