Global Real Estate TRIRIGA Architect
Introduction
IBM Global Real Estate is Client Zero for TRIRIGA. We are transforming our business and leveraging TRIRIGA as a strategic application for managing IBM's expansive global real estate portfolio. This position is responsible for working with internal process teams to help define business workflows that are efficient and aligned with the out of the box application capabilities.
Your role and responsibilities
As a TRIRIGA architect you will be expected to increase the productivity of users through your innovative solution designs, application integrations and intuitive workflows. You will also be expected to develop a deep understanding of GRE business process and challenges and use that knowledge to facilitate the creation of data driven insights. You will serve as the main interface to a team of developers and testers who will implement your designs and validate functionality prior to user's acceptance testing. Your guidance will also be required by end users in the development of suitable test scrips to ensure the application supports the associated business processes. You will work with end users and the Chief Information Office to troubleshoot issues and ensure an outstanding user experience. As Client Zero we regularly update our instance to the latest version. Your support will be required to rework any non-native features, support data migrations and provide performance testing. Finally, you will be a liaison with the IBM Software team recommending product enhancements and detailing any bugs to ensure IBM's software is best in class.

- TRIRIGA Application Platform (TAP)
- 5 years of leading architecture development for large scale TRIRIGA projects
- Designing and implementing of TRIRIGA security, integrations, Lease, Space, Projects, Capital Planning, Reserve, and Workplace Services
- Design and architecting TRIRIGA solutions that align with business requirements and technical standards.
- Development of high-level and detailed architecture blueprints for TRIRIGA modules such as Real Estate Lease Transactions, Lease Management, Facilities Management, Capital Planning, Capital Projects, and Space Management.
- Defining the system integration architecture between TRIRIGA and other enterprise systems (e.g., ERP, HR, Maximo CMMS, GIS, Real Estate 360 BI, Envizi).
- Establishing data architecture standards including data migration, cleansing, and normalization processes.
- Ensuring performance of the TRIRIGA environment.
- Leading TRIRIGA implementations, upgrades, and migrations.
- Leading the configuring of Business Objects, Forms, Workflows, and Portals.
- Leading the customization of TRIRIGA applications using the TRIRIGA Application Platform (TAP)
- Working closely with business stakeholders to gather and validate functional and technical requirements.
- Translating business requirements into detailed technical specifications.
- Conducting Design Thinking workshops and architecture reviews with stakeholders.
- Defining and enforce best practices for TRIRIGA security (e.g., access control, user roles, and data privacy).
- Ensuring compliance with organizational and industry-specific regulations (e.g., GDPR, HIPAA, SOX) as well as internal ASCA requirements.
- Developing and maintain architectural governance documentation and configuration baselines.
- Monitoring system performance and identify optimization opportunities.
- Conducting root-cause analysis for system issues and provide recommendations for resolution.
- Optimizing workflows, forms, and queries to improve system usability and performance.
- Providing L3 support for production issues and lead root-cause investigations.
- Participating in disaster recovery planning and testing.
- Developing and maintain documentation and conduct training to ensure transparency with stakeholders and clarity among application support teams
- Implementing Agile principles and practices
- Effective communication and collaboration skills with cross-functional teams and stakeholders
- Strong analytical and problem-solving skills, focused on data-driven decision-making
- Using Jira for project management

Preferred technical and professional experience
- 7 years of leading architecture development for large scale TRIRIGA projects
- Designing and implementing integration strategies using TRIRIGA Connector for Integration (TCI), REST APIs, SOAP, and middleware
- Addressing data synchronization, error handling, and logging for integrated systems.
- Leading the implementation of BIRT reports
- Leading the implementation of UX Framework.
- Experience in real estate and/or facilities management
- Experience in organizational change management practices
- Proficiency in Design Thinking methods and Lean principles for process
