Job Summary
The Director, Corporate Development leads a team to oversee and guide Regional business planning/analysis, strategic initiatives, mergers and acquisitions, and real estate investments. They are expected to represent the Corporate Development function with all major stakeholders.
Responsibilities
People Management
- Reviews subordinates' work, discusses job performance problems with subordinates, and provides action-oriented feedback, mentoring, and training to improve performance and correct deficiencies
- Evaluates subordinates' performance against established guidelines, objectives and performance standards
- Ensures that subordinates adhere to proper procedures and quality standards, meet deadlines and correct errors or problems
- Interviews job candidates to determine qualifications and suitability for employment in specific positions
- Provides subordinates with guidance in handling difficult or complex problems and in resolving escalated complaints or disputes
- Supports individual and team contributions to Corporate Development team initiatives
- Ensures appropriate workflow and distribution of work assignments based on workload, work priorities and worker competencies
- Identifies employee training needs based on business activities and evaluation of employee job skills
- Intervenes to resolve disagreements or interpersonal difficulties among employees
- Creates career paths and has career development discussions with individuals
- Creates succession plans to identify resource gaps and support career development
- Ensures completion and effectiveness of the annual performance review process, including performance discussions, compensation discussions and diligent management and equitable distribution of the assigned budget
Investment Management and Optimization
- Sets direction for near- and long-term capacity plans and oversees inventory roadmap for each metro
- Develops metro real estate strategies and leads capex forecasting
- Proactively identifies business cases for new development
- Guides financial modeling principles and storyboarding of presentations
- Leads Design, Construction, Sales, Ops, Finance and other departments on optimal development plans
- Oversees the investment approval process and capex prioritization
- Storyboards and presents investment proposals to executive management
- Sets direction for asset management optimization strategies, including expansion, contraction, disposition and reconfiguration of properties
- Ensures continued improvement of financial analysis methodology
- Advises on ad hoc financial analysis and support investment analysis for other business units including M&A, Strategy, Business Development, and others
- Sets direction and leads with Finance on budgets and forecasts for capex for region
- Leads with capacity team on capacity reporting, forecasting and analysis
- Proactively identifies efficiency/optimization opportunities through the use of IBX Health
- Storyboards and presents to executive management the resulting improvements
M&A
- Supports business leaders around the region in the formulation and implementation of M&A strategies
- Develops and executes process for identifying, evaluating and acquiring companies to support the growth strategy
- Involved in negotiations (with support from legal team) for M&A transactions
- Leads development of M&A thesis (the "why") in support of Strategy with the Business Unit Heads
- Drives development of operational models and synergy forecasts for targets
- Drives development of deal valuation frameworks and supports decision making based on frameworks
- Leads analyses of financing scenarios
- Supports management of buyside and sellside M&A processes
- Proactively identifies deal issues and works with teams to resolve
- Develops and manages to transaction timeline
- Supports development of bid strategy and negotiation framework
- Storyboards presentations to drive discussion at the Senior Executive level
- Drives alignment across stakeholders on active deal pipeline and resources allocation priorities
- Works with internal regional and corporate stakeholders to ensure best practices around M&A are implemented
- Strives to establish the Corporate M&A Team as a Resource and Center of Excellence for both Regional Corp Dev Teams and Broader Business/Deal Teams
Strategic Planning and Development
- Oversees the annual strategic planning process in conjunction with the Regional and Corporate teams
- Spearheads corporate development opportunities, partnering with Finance, Marketing, and other operating areas
- Drives strategy/business case development
- Engages with department leaders to obtain buy-in for cross-functional projects
- Storyboards and gives presentations to department leaders on key initiatives
- Identifies, assesses and prioritizes market extension opportunities (e.g., new services, solutions, business models)
Project and Program Management
- Anticipates business issues with less direction from VPs, Country Managers or E-team members
- Raises issues for consideration and recommends solutions
- Runs interdepartmental project management meetings with no supervision for long periods of time (months and quarters)
- Checks in with VPs and CMs but otherwise runs project management autonomously
- Provides E-team and Board of Director level materials
- Oversees delivery of company-wide/regional strategic programs
- Will mentor more junior program managers
Cross-Functional Coordination
- Runs interdepartmental meetings with no supervision
- Builds relationships with department heads and country managers to find issues and recommend solutions
- Provides updates to senior leadership team
- Prepares materials for presentations to the Executive team and Board of Directors
Qualifications
- Bachelor's degree preferred; CPA or MBA a plus
- 10+ years of business experience, preferably in Investment Banking/Top tier Management consulting/Corporate Finance/Corporate Development at a leading technology company preferred
The United States targeted pay range for this position in the following location is / locations are:
• San Francisco, CA / Bay Area: $198,000 to $298,000 per year
Our pay ranges reflect the minimum and maximum target for new hire pay for the full-time position determined by role, level, and location. Individual pay is based on additional factors including job-related skills, experience, and relevant education and/or training.
This position may be offered in other locations. Your recruiter can share more about the specific pay range for your preferred location during the hiring process.
The targeted pay range listed reflects the base pay only and does not include bonus, equity, or benefits. Employees are eligible for bonus, and equity may be offered depending on the position.
