Regional Facilities Manager

Our team is a diverse and nimble group that manages and provides services to Apple's Retail stores and workplaces. We develop and manage Apple's global real estate portfolio, lead all related capital construction projects, provide outstanding facilities and site services, develop and lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs, and do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world. We are seeking an experienced, collaborative, and highly motivated senior facilities professional to join our team and oversee the facilities maintenance for a regional portfolio of Apple's retail stores.
Description
The Regional Facilities Manager should have experience in facilities management with a demonstrated focus in operating buildings as outstanding retail spaces, delivering high quality results at the best value. This role will be responsible for leading a team of facilities managers and closely collaborating with different organizations to provide top management and support of the Southern CA and Hawaii regions which includes over +34 retail stores. • Provide guidance, leadership, support and mentorship to the facilities team in order to grow individuals within the team and to identify and resolve maintenance issues and opportunities across the fleet. • Close collaboration with Retail leadership to establish fiscal plans and regional strategies to support the fleet as well as support for various facilities issues at retail stores • Experience managing a full-scale in-sourced facilities or project management team tasked with delivering exceptional results in a fiscally responsible manner • Drive functional and operational excellence of all projects and programs by providing consistent and prescript feedback to all multi-functional teams including real estate, design, innovation, standards, merchandising, direct sourcing, security, IS&T, etc. • Partner and collaborate with various internal Apple teams to ensure alignment between the Places team and the wider Operational Business to ensure the successful creation and implementation of tools, systems and processes • Extensive knowledge of and experience with the upkeep and function of buildings, building systems (electrical, mechanical, plumbing), machinery, landscape, and quality improvement projects • Responsible for Opex and Capex budget creation, management through Service Channel and other tools, as well as forecasts for the respective Geo. • Oversight of commissioning agents and contractors to support store acceptance and turn over of various projects and programs • Review of lease terms partnering with the leasing manager to obtain all necessary approvals from the Landlord • Engage and maintain positive working relationships with local government jurisdictions/departments, works council, etc. • Use strong interpersonal skills for relationship management with key vendors including QBRs, monthly check ins, and constant evaluation through store tours and fiscal performance • Engagement of general contractors, consultants, vendors, and maintenance service providers including competitive bidding and negotiation including SOWs, CPSAs, and project specific contracts • Review of all proposals, and change order requests from the service providers, contractors, suppliers, etc • Consistent collaboration with Development and RDDM design teams to provide a continuous feedback loop to improve building functionality and material selection

Minimum Qualifications
- 10+ years of facilities management experience with a demonstrated focus in maintaining outstanding retail stores or workplaces.
- Deep expertise in the planning, scheduling, budgeting, resourcing, and executing of all technical services required to maintain and improve a large real estate portfolio. This includes mechanical, electrical, plumbing (MEP), controls, fire-alarm, janitorial, landscaping, flooring, lighting, furniture, warehousing, pest control, interior plants, and call-center services
- Minimum 50% travel required to tour all stores in Geo, meet with facilities team, manage vendors, and drive expectations on operational results
- Experience as a people manager who builds capabilities of individuals and teams through effective employee development, involvement, communication and coaching
Preferred Qualifications
- Extensive experience in large developments such as retail store expansions, campuses, and other hyper scale construction
- Bachelor's Engineering degree in Mechanical, Electrical, Industrial, or Construction Management preferred.
- Collaboration skills working with internal and external stakeholders to create comprehensive Preventative Maintenance plans and tools to monitor them closely.
- Ability to balance the trade-offs between operational risk and investment, constantly seeking the highest quality and design at the best value.
- Ability to develop cost estimates, cash flows, schedules, and analyze Total Cost of Ownership (TCO) and Whole Life Cycle costs.
- Leadership experience, communication (keynote), and supervisory skills, including experience working with all levels of an organization and ability to handle customer service issues involving employees in a professional and positive manner.
- Ability to diagnose, lead others and resolve maintenance issues quickly and efficiently, including experience prioritizing and assigning repairs.
- Experience building and maintaining relationships with facility operation teams, utility companies, government agencies, architectural & design firms, and general contracting firms.
Pay & Benefits
At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $164,400 and $247,500, and your base pay will depend on your skills, qualifications, experience, and location.
