Technical Program Manager, Site Integrations (M&A)
Overview
The IT Site Program Manager, Global Workplace Technology is a critical, senior-level role responsible for planning, executing, and delivering technology initiatives across a dynamic, worldwide portfolio of corporate offices, facilities, and workplaces. Sitting at the intersection of IT and real estate, this individual owns end-to-end technology delivery for new office buildouts, relocations, consolidations, and workplace modernization programs, operating at global scale across multiple regions and time zones.
This role requires a seasoned technology professional with strong program management capabilities, executive presence, and the ability to manage complex, multi-stakeholder projects in a fast-paced global environment. The IT Site Program Manager serves as the single point of contact for all IT-related decisions throughout the real estate project lifecycle and partners closely with the I&O leadership team to ensure technology standards are consistently applied across all sites.
Responsibilities
Project & Program Management
- Support M&A and integration efforts by assessing and deploying IT infrastructure at acquired or conveyed sites per integration timelines and TSA exit plans.
- Lead end-to-end IT project delivery in support of global real estate projects including new office builds, major renovations, relocations, and site consolidations.
- Develop and maintain detailed project plans, resource allocations, risk registers, and budget forecasts (CapEx and OpEx) across concurrent initiatives.
- Manage site technology readiness checklists and cutover playbooks to ensure Day 1 go-live readiness at new or transitioned locations.
- Coordinate with regional IT teams, third-party vendors (including management of vendor SOWs and contracts), and Global Real Estate stakeholders to ensure seamless, on-time delivery.
- Establish project governance frameworks, reporting cadences, and escalation paths aligned with corporate PMO standards.

Stakeholder Engagement & Communication
- Serve as the IT liaison to the Global Real Estate and Facilities leadership team, translating business needs into technology solutions and acting as a single point of contact across the real estate project lifecycle.
- Present project status, milestones, risks, and decisions to senior leadership and executive sponsors on a regular basis.
- Build and maintain strong cross-functional partnerships with I&O, InfoSec, Legal/Compliance, HR, and Finance teams globally.
Technology Strategy & Workplace Innovation
- Partner with I&O to define and enforce IT infrastructure standards for workplace environments, including network (LAN/WAN/NAC), AV/VC, access control, print, and end-user compute.
- Drive adoption of smart building technologies, IoT solutions, and workplace experience platforms in support of corporate sustainability and employee productivity goals.
- Ensure global technology standards are applied consistently across all real estate projects, with localization where required by regional regulatory or business requirements.
- Advance cybersecurity posture at new and renovated sites by implementing zero-trust network access (ZTNA), conditional access policies, and NAC frameworks in alignment with Waters' security standards.
Qualifications
Required:
- Bachelor's degree in Information Technology, Computer Science, Business, or a related field.
- 7+ years of IT project management experience, with demonstrated focus on corporate real estate, facilities, or workplace technology programs.
- Demonstrated experience managing complex, multi-region technology programs in a global enterprise environment.
- Proficiency in project management methodologies and tools (MS Project, Smartsheet, or equivalent).
- Strong knowledge of workplace IT infrastructure: LAN/WAN networking, AV/VC systems, structured cabling, access control, and end-user compute.
- Experience developing and managing project budgets, including CapEx and OpEx forecasting.
- Familiarity with ITSM platforms (ServiceNow preferred) and ITIL-aligned service delivery practices.
- Exceptional communication and executive presentation skills.
Preferred:
- PMP, PRINCE2, or equivalent project management certification.
- ITIL Foundation certification or higher.
- Prior experience in a matrix organization with regional and global teams across AMER, EMEA, and APAC.
- Experience supporting M&A site integration, Day 1 readiness planning, or TSA exit execution.
- Familiarity with LEED, WELL, or other sustainability certification processes as they relate to IT scope.
- At least 3 years of experience specifically within a corporate real estate or facilities technology context.
