Position Overview
Responsible for procedural and department goals including negotiating real estate leases and contracts for all assigned projects as a support to the continued and changing business plan and growth of the company. Creates Best Practices for Real Estate policies, transactions and negotiations. Responsible for savings tracking.
Responsibilities
- Manages and provides thought leadership on real estate negotiation services for acquisition, lease, sublease and disposal of properties to support the company business plan and assist operations as necessary to maximize the real estate value of properties under the most favorable economic conditions
- Makes recommendations to leadership for the planning of real estate projects to support corporate objectives, including analyses of economic factors, environmental, demographics, etc., as necessary to make appropriate real estate decisions
- Manages the negotiations of lease contract agreements to achieve the most cost-effective business terms and conditions after conducting market and site selection surveys
- Conducts reviews of leases and markets to ascertain economic changes that may present opportunities to renegotiate lease contracts and reduce real estate costs and then take action to reap results of same
- Partners with TruGreen Legal department to standardize lease language exceptions regarding environmental regulations, policies and corporation guidelines
- Partners with operations, field finance and other functional groups as appropriate on branch planning and growth
- Provides leadership with updates of total project completion from site identification, negotiation and construction services, as needed
- Determines the need for outsourced vendors and manages those vendors regarding the scope of projects, development of milestone schedules and cost estimates
- Understands current leases and obligations and maintains relationships with landlords and their representative
- Negotiates lease language with attorneys and property owners. Acts as an expert in the analysis of lease terms in collaboration with TruGreen legal and finance
- Conducts and makes recommendations for market real estate studies and valuations
- Engages, manages and evaluates field real estate brokers and consultants

Education and Experience Requirements
- Bachelor's degree and 5+ years of sales work experience including 1+ years of management experience preferred; or equivalent combination of education and experience preferred.

- Strong problem solving and decision making skills
- Prioritize, multi-task and work within deadlines

Pay Ranges
$95,010.00 - $158,350.00
This range is based on the qualifications necessary for the position, including experience, training, and other considerations permitted by law. Factors that may be used when making an offer may include a candidate's skills, experience, and geographic location, the expected quality and quantity of work, and internal pay alignment, as needed. Most candidates will start in the bottom half of the pay range. The upper end of the range will generally be reserved for candidates with extensive experience. An employee's pay history will not be a contributing factor where prohibited by local law. In addition to monetary compensation, we offer benefits, including Medical/Dental/Vision insurance and Company-matching 401(k) in addition to other programs and perks.
