Real Estate Cost and Commercial Manager - EMEA

Responsibilities

The Real Estate and Facilities (RE&F) team, part of the Corporate Services department, was established in June 2015. As our company has grown, so has our global real estate footprint. We have developed a comprehensive management model covering the entire real estate lifecycle, including space planning, transaction management, project delivery, and facilities operations.

Responsibilities
- Lead cost and commercial management across the EMEA office portfolio, covering existing and new sites, capital projects, and feasibility studies.
- Provide commercial insight and decision support for new site and project development, including target cost and budget setting.
- Partner with cross-functional teams to develop cost data, business cases, and key decision points throughout the project lifecycle.
- Analyse real estate, construction, and operational market data to inform benchmarks, standards, and commercial strategy in collaboration with global cost teams.
- Oversee pre-construction, tendering, bid evaluation, and consultant cost reviews to ensure robust cost control and value for money.
- Manage project and portfolio budgets, including forecasts, cash flow, variations, risk exposure, and final accounts.

Qualifications

Minimum Qualifications:
- Bachelor's or Master's degree (or equivalent experience) in architecture, surveying, real estate, construction, business administration, or a related field.
- Minimum of 5 years' experience in cost planning and management within the real estate and construction sectors.
- Strong understanding of the real estate markets across the EMEA region (including but not limited to the UK, Ireland, Germany, France, UAE, the Netherlands).
- Able to work independently and manage priorities effectively.
- Open to change in a fast-paced work environment.
- This is an on-site role and requires five days a week in the office.

Preferred Qualifications:
- Experience with interior fitouts, including workplace and CAT A/B projects.
- MRICS qualified.
- Knowledge of property leasing across the EMEA region.
