Job Description:
This is a fully remote opportunity, but qualified candidates must live, or relocate to, within 1 hour of a major airport within the Southeast and/or South-Central US.
Responsibilities:
The Regional Real Estate Director is responsible for developing and implementing real estate strategies for assigned territory in the Southeast and/or South-Central US. This individual will complete TJX Real Estate Strategies (T.J. Maxx, Marshalls, HomeGoods, Homesense and Sierra) in an assigned region, from site feasibility through new store openings.

Key Responsibility Areas
- Evaluates, selects and negotiates terms and lease provisions for prospective new store locations, expansions and site relocations.
- Work with developers, landlords and real estate brokers on deals.
- Follows Company guidelines to develop and assemble deal packages to be reviewed by Corporate Real Estate Committee.
- Partners with in-house counsel to work through deal process/lease agreements.
- Investigate and evaluate potential growth opportunities. Recommend development plans/strategies for new locations, expansions and relocations.
- Establish and maintain effective industry relationships with brokers, developers, landlords, trade associations, and other retailers to maintain awareness of retail real estate trends and location opportunities.
- Acts as liaison between landlord and construction department on store construction issues. Tracks and advises on delivery dates.
Requirements:
- A minimum of 7 years progressive experience in retail site selection and lease negotiation
- Corporate retail leasing experience preferred
- Outstanding negotiation skills
- Strong analytical and critical thinking skills
- The ability to work independently and drive deals in a collaborative environment
- Strong attention to detail
- Resilience and flexibility
- Strong interpersonal and communication skills
- Ability to work in a fast paced, team-oriented environment
- Travel required

This position has a starting salary range of $159,000.00 to $206,700.00 per year. Actual starting pay is determined by a number of factors, including relevant skills, qualifications, and experience. This position is eligible for an annual incentive as well as long-term incentives.
