Facility Operations Specialist I

Overview

To provide 24-Hour operational support of the NFCU Winchester/Headquarters facility critical functions, work environment, and business continuity goals. Maintain and monitor all emergency power systems, fire alarm systems, electrical control systems, UPS systems, emergency generators, electrical equipment, tools, HVAC systems, sprinkler systems, elevator control systems, pest control and campus wildlife. Log all contractors, maintain daily room setups, maintain reservations for outdoor events and field games.

Responsibilities

  • Provide 24-hour continuous coverage of facilities control systems by operating and evaluating the performance of various systems (e.g. Fire Monitoring systems, Johnson Controls, DataSource Monitoring software, Utility Power and Cat Generator Standby power, Tracer HVAC control system, Everbridge Mass Communication program, Genesys Employee Hotline system, SharePoint, Public Address System, Kone E-Link Elevator Control Programs, FM Systems, Metasys HVAC System, ServiceNow, Maintain/Tracking/Issuing Master keys, Service Equipment, Emergency Equipment Materials)
  • Resolve problems by using documented procedures, reference manuals, troubleshooting guides and acquired expertise and guide technicians through the resolution process and perform tests of emergency systems and procedures in coordination with contractors and Facility Management and perform preventive maintenance on automated system equipment and notify supervisors/managers of malfunctioning equipment and arranges for repairs
  • Function as the NFCU Emergency Operations Center during storms, hurricanes, and other weather-related incidents and responsible for the coordination of events involving alarm activation including employee evacuations and return to building conditions
  • Receive requests for assistance concerning problems or customer requested actions and work with employees to determine the nature and extent of the problem or request, determine and assign a priority level to the request, enter details into the facility management system, and resolve the request through coordination with in-house personnel
  • Prepare, provide and review work management statistical data (e.g. How many tickets resolved, open, completed time frames), forward for management's review and design & generate reports
  • Update and revise directories of names, phone number of support personnel and files of documented diagnostic procedures as supplied by various support section supervisors
  • Create signage (e.g., evacuation signs) for the Winchester and Headquarters complex and member service centers and review sign orders and finished product to ensure signs are ADA compliant and in accordance with NFCU signage standards; order and maintain signage supplies
  • Log contactors reporting to campus as required and maintain Logs/Issue Hot Work Permits
  • Pandemic protocols: distributes test kits, and other emergency supplies as needed and update sanitation locations (eye wash stations, emergency showers, hand washstands, sanitation wipe dispensers)
  • Provide approval for all reservations in Lascara/Winchester Auditorium and outside events
  • Manage the distributions for all field games/equipment
  • Maintain/issues equipment (keys, ladders, carts, extension cords, vacuums, cots, blanket, pillows, etc.)
  • Prepare PA announcements (prerecorded and impromptu messaging/alerts)
  • Manage fitness center repairs/maintenance on all the equipment; manage Fitness Center AFP budgeting
  • Manage elevator service (Kone) and reset fire recall mode, comm errors with liftnet mode
  • Turn off water, sprinklers, sinks, toilets, ice/coffee machines etc. for plumbers (non-business hours)
  • Part of snow/flood team to assist the Grounds department of snow removal and sandbag barricades
  • Send daily email on system equipment status report (Generators, Chiller, Boilers, UPS systems, etc.)
  • Create and maintain all fire watch from all shops (send out emails to Security and Facilities)
  • Conduct monthly checks on satellite phone for international calling (only upper management)
  • Maintain schedule for recycling trash pickup/toter placement and repairs on trash compactor, cardboard baler, roll-up doors, and wheelchair lifts
  • Performs other duties as assigned or appropriate

Qualifications

  • Experience with automated building systems (mechanical, electrical, security and/or fire)
  • Effective interpersonal, verbal, and written communication skills
  • Ability to work independently, manage multiple tasks, set priorities, work rotating shifts, and lift thirty-five pounds
  • Ability to exercise judgment and initiative, while made sound decisions and effective critical thinking skills
  • High school education
  • One year experience in building trades (mechanical or electrical) or facility management
  • Working knowledge of software programs in word processing, spreadsheet, and database management
  • Advanced knowledge of Navy Federal's functions, philosophy, operations, and organizational objectives
  • Ability to lift 50 lbs and carry a ladder
