CORPORATE REAL ESTATE DIRECTOR
JOB DESCRIPTION
The Corporate Real Estate Director is responsible for the strategic management and operational oversight of all corporate non-retail facilities. This role leads surplus and leasing activities, oversees property management, ensures effective lease administration and reporting, manages capital forecasting, develops alternative profit strategies for real estate assets, and spearheads the company's electric vehicle (EV) charging infrastructure strategy. The position is instrumental in optimizing the value, efficiency, and sustainability of the company's property portfolio. RESPONSIBILITIES
- Lead a team to oversee the operation, maintenance, and strategic planning for all non-retail real estate assets, ensuring alignment with corporate objectives and regulatory standards. Portfolio includes all office, distribution, and manufacturing facilities.
- Lead a team in managing the identification, disposition, and monetization of surplus properties; negotiate and execute transactions to maximize asset value and operational flexibility.
- Lead a team to ensure accurate and timely administration of all lease agreements with 3rd party tenants, including renewals, terminations, compliance, and financial tracking.
- Lead a team to prepare and present comprehensive real estate reports and capital forecasts to senior leadership, supporting informed decision-making and budget planning.
- Lead a team to identify and implement innovative strategies to generate additional revenue from corporate real estate assets, leveraging market trends and best practices.
- Lead a team in the development and rollout of EV charging infrastructure across the corporate property portfolio, collaborating with internal and external stakeholders to support sustainability goals.
- Oversee third party team responsible for the day-to-day management, maintenance, and operational efficiency of all retail properties including CAM reconciliation, break fix, and landlord relationships.
- Supervise and coach direct reports in the performance of their duties; complete performance reviews and provide feedback to direct reports.
- Travel occasionally for property inspections, stakeholder meetings, and industry events.

QUALIFICATIONS
Minimum
- Bachelor's degree in Real Estate, Business Administration, Finance, or a related field
- 10 years' progressive experience in corporate real estate management, with a focus on non-retail facilities
- Proven track record in lease negotiation, surplus property disposition, and capital forecasting
- Ability to preserve confidentiality of information
- Excellent accuracy and attention to detail
- Ability to organize and prioritize a variety of tasks/projects
- Proficiency with standard business software, including Microsoft Office Suite, web browsers and email clients
- Ability to read and interpret general business periodicals, professional journals, technical procedures, or governmental regulations
- Ability to write reports, business correspondence, and procedure manuals
- Ability to effectively present information and respond to questions from managers, clients, customers and the general public
- Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume; ability to apply concepts of basic algebra and geometry
- Ability to define problems, collect data, establish facts, and draw valid conclusions
- Excellent oral and written communication
- Strong interpersonal skills and ability to develop others
