VP - GRE China Lead - Corporate Real Estate Management

Position Objectives:
- Provide senior level, holistic, management and leadership on real estate related service delivery in China
- Partner with regional and functional leaderships to deliver best in class real estate solutions to the LOBs to achieve the Firm's goals, service its customers and to provide leading workplace environment to staff
- Partner with CAO functions (e.g. DBS and Amenity Services) towards a holistic CAO service delivery
- Good connectivity to the industry/ relationships across the disciplines (landlord, developers, construction/suppliers, vendors, brokers) in order to be able to better leverage market opportunities towards best practices and to support our real estate plans and strategies

- Develop and maintain strong client relationships as a trusted real estate adviser
- Key membership in the country and location management committee and forums representing GRE (Global Real Estate)
- Develop a robust communication plan to ensure alignment with LOBs and to appropriately market our initiatives
- Manage effectively and efficiently day to day operations, execute programs in coordination with regional management and functional lead in property management, and property management partner vendor to provide best in class services :

- Preventive maintenance program (including monitoring of LL's equipment)

- Effective management of key property and critical engineering policies and KPIs
- Ensure regulatory and statutory compliance
- Manage effective and timely property management reporting and analytics to generate operational and cost improvements
- Execution of minor churns and move management
- Execution of property management best practices in coordination with property management/critical facilities leads
- Coordination with EP/IP, DBS, GS and GSS partners to deliver holistic service to users
- Coordinate closely with Landlord on day to day operational and leasing issues
- Ensure proper recording of all LL and lease related documentations in coordination with regional lease administration team
- Provide value add support to the regional transaction team in managing the execution of all transaction deals partnering with consultants/ vendors including RFP process, legal work, vendor management, etc
- Provide value add ground support to the regional D&C team on all construction related matters
- Manage the LOB requirements, communications, change management and other workstream initiatives towards a holistic delivery of the program
- Partner with the regional D&C in managing the execution of all construction works partnering with vendors
- Develop the budget in close coordination with the finance team, the functional leads and regional management
- Manage actual expenses to be within budget including timely reporting and analytics
- Ensure proper operational controls are in place consistent with firm policies and standards, regulatory requirements, etc
- Develop and manage internal and vendor partners resources to deliver the goals and ensure talent development, retention and attraction
Qualifications:
- A managerial and leadership role in the corporate real estate industry
- At least 10+ years management experience with multinational companies
- University degree preferably with specialization on engineering, project management, and other related field
- Effective leadership, communication and collaborative skills
- Experience in managing people and teams
- Excellent planning and programming skills
- Good understanding of expense management
