Associate- Investment Specialist - Real Estate

As an REA(Real estate America) Debt Associate within our India Asset Management group, you will be responsible for setting and improving our organizational objectives and ensuring their consistent accomplishment.

Job Responsibilities:

  • Assist asset managers and portfolio managers in re-underwriting and valuing the existing book of commercial real estate (CRE) debt investments on a quarterly and annual basis, and recommend internal rating changes.
  • Underwrite and conduct periodic reviews of co-operative apartment loans within New York City's niche market.
  • Conduct quarterly credit reviews for loans and assets in the portfolio.
  • Present annual and quarterly credit reviews to the investment committee during weekly calls.
  • Monitor and track CRE assets in the portfolio through continuous surveillance.
  • Review external property appraisals and provide feedback on accuracy and reasonableness.
  • Prepare monthly and quarterly client and internal reports, including pitch books and spreadsheets.
  • Maintain a high level of competency in reviewing data and reports, identifying gaps and issues.
  • Analyze and review debt pricing of existing loans completed by third-party vendors, including market spreads, rates, and loan prices.
  • Collaborate with portfolio managers and asset managers on ad-hoc projects.
  • Identify and implement efficiency initiatives to improve team productivity.

Required qualifications, capabilities, and skills:

  • At least 4 years of experience in CRE underwriting with an institutional real estate investor or lender.
  • Demonstrate comprehensive understanding of the US CRE market, including expertise in cash flow modeling and valuation across office, industrial, retail, and multifamily asset classes.
  • Exhibit proven ability to research and identify relevant comparable sale and lease transactions using leading online data platforms such as Costar, REIS, Real Capital Analytics, and Hello Data.
  • Show proficiency in reviewing and interpreting complex legal documents, including loan agreements, mortgages, participation and inter-creditor agreements, leases, and entity organizational documents.
  • Display skill in evaluating third-party reports, including engineering, environmental, and appraisal assessments.
  • Demonstrate exceptional organizational skills, diligence, and attention to detail.
  • Possess strong project management capabilities, with a track record of efficiently handling high-volume workflows and multiple priorities.
  • Communicate effectively with outstanding written and verbal skills, complemented by advanced analytical and organizational abilities.
  • Build and maintain effective relationships with internal teams, servicers, due diligence providers, borrowers, and other stakeholders.

Preferred qualifications, capabilities, and skills:

  • CFA certification.
  • Demonstrate experience with Argus software for financial modeling.
  • Possess advanced analytical and report writing skills.
