Job Description Summary

Facilities Building Manager is responsible for coordinating and performing day to day maintenance activities to ensure that all building systems, equipment, and facilities are safe, reliable, and operating efficiently. This role combines hands on maintenance work with leadership responsibilities, including assigning tasks, guiding maintenance staff, and ensuring high-quality, timely completion of work.

Roles and Responsibilities

Leadership & Coordination

  • Lead and coordinate the daily activities of maintenance technicians, custodians, and/or contractors.
  • Prioritize, assign, and follow up on work orders to ensure timely completion.
  • Improve safety performance of the Maintenance staff, and close safety projects benefiting internal Customers.

Preventive & Corrective Maintenance

  • Draft preventive maintenance routines on building systems (HVAC, electrical, plumbing, lighting, structural, etc.).
  • Troubleshoot and repair building equipment, fixtures, and systems as needed.
  • Ensure that maintenance tasks are completed according to specifications, standards, and safety guidelines.

Facility & Equipment Management

  • Act as Subject Matter Expert for Building Management Systems to reduce downtime and extend equipment life.
  • Coordinate vendor and contractor activities on-site, including scheduling, supervision, and quality review.
  • Manage changes to computerized maintenance management system (CMMS) in the responsible area.

Safety & Compliance

  • Promote and enforce safe work practices in accordance with company policies and regulatory requirements
  • Ensure compliance with building codes, fire codes, and environmental regulations as directed by management.
  • Respond to facility emergencies (e.g., leaks, power issues, equipment failures) and participate in on-call rotation as required.

Administrative & Reporting

  • Plan annual budget and scheduling for Variable budget and for investments.
  • Support the Lean team with participation in Kaizen Weeks and in continuous improvement projects.

Required Qualifications

  • High school diploma or GED required; technical/vocational training in maintenance or a related field preferred.
  • [5+] years of building maintenance experience, including experience with multiple trades (HVAC, electrical, plumbing, carpentry, etc.).
  • [5+] years of experience in a lead or supervisory role.

  • Working knowledge of building systems:
  • HVAC (professional understanding of operation and troubleshooting)
  • Electrical (lighting, circuits, breakers - within permitted scope)
  • Plumbing (basic operation)
  • Ability to read and understand technical manuals, schematics, and basic blueprints.
  • Familiarity with work order systems (CMMS) and basic computer skills (email, spreadsheets, documentation).
  • Certification(s) such as HVAC, Electrical, Plumbing, or Building Operator preferred.
  • Experience in [commercial / industrial / residential / institutional] facilities.
  • Experience with energy efficiency initiatives or building automation systems (BAS).

The base pay range for this position is $ 76,300.00 -114,400.00 USD Annual. The specific pay offered may be influenced by a variety of factors, including the candidate's experience, education, and skill set. This position is also eligible for a 5% performance bonus/variable incentive compensation/equity.
