Asset Management Associate

The Role

Pembroke is looking to hire an Asset Management Associate to join the Asset Management team and support operations in Boston. The Asset Management team at Pembroke works directly, or through third party property managers, to source and negotiate leases, initiate and lead renovation and repositioning efforts, research market trends and seek innovative ways to maximize property values.

A successful candidate will bring strong analytical rigor, financial modeling expertise, and a deep understanding of market dynamics to support data‑driven asset management decisions. They will operate with an ownership mindset, demonstrating sharp critical thinking, problem‑solving ability, and meticulous attention to detail while consistently producing high‑quality work. The role requires someone who is collaborative, communicative, and self‑motivated, with the ability to quickly absorb new information and present insights clearly. Proficiency in ARGUS and familiarity with tools like VTS, CoStar, Dealpath, or Yardi-as well as a solid understanding of commercial office leases-will further strengthen their effectiveness.

The Expertise and Skills You Bring

  • Bachelors, or equivalent with 5+ years of experience in commercial real estate, asset management, economics, finance, or market research including experience in underwriting and valuation.
  • Ability to lead, manage and train a team of early career analysts and associates.
  • Excellent verbal, written and presentation skills to communicate effectively with leadership, industry peers, vendors, and colleagues.
  • Proficiency with ARGUS and/or Excel cash flow modeling required; proficiency with YARDI Voyager and Job Cost software preferred.
  • Fully competent in all aspects of financial modeling (development and income) and application of market assumptions
  • Proven ability to produce results, meet deadlines, and manage complex and shifting priorities.
  • Attention to detail coupled with ability to see the bigger picture.
  • Excellent networking skills and intrapersonal skills.
  • Collaborative and team-oriented work style, and an entrepreneurial / self-motivated character.

Responsibilities

  • Manage and report on all asset management activities, including implementation of annual business plans and oversight of financial performance.
  • Lead lease negotiations with tenants, including the oversight of brokers and close coordination with legal counsel in the preparation of legal documentation.
  • Work closely with the finance team and property managers to prepare operating budgets for individual assets.
  • Contribute to evaluation and oversight of capital expenditures.
  • Manage teams of third-party service providers, including property managers and facility managers.
  • Provide financial modeling for new acquisitions, appraisals, and lease analyses, utilizing both ARGUS and Excel to forecast cash flows and calculate financial returns.
  • Support feasibility studies on development opportunities.
  • Perform financial analysis of property, tenant credit, and markets (including rent and sales comparisons)
  • Support financing negotiations with banks and debt compliance reporting.
  • Manage investor reporting including production of investment memos, executive reports, and presentations.
  • Train junior associates on key systems (ARGUS, Hyperion, VTS, Yardi) and support their professional development.

The base salary range for this position is $97,000-185,000 USD per year.
Placement in the range will vary based on job responsibilities and scope, geographic location, candidate's relevant experience, and other factors.

Base salary is only part of the total compensation package. Depending on the position and eligibility requirements, the offer package may also include bonus or other variable compensation.
