The Team Genesis (Center Development) VP of FM provides strategic oversight and analysis of facilities across DVA to plan and manage all aspects of facility and property management for dialysis centers. This position manages and directs the team that runs center maintenance including but not limited to project management, renovation construction projects and costs, capital and operation expense budgets, and maintenance activities for clinical operations. This position will also have responsibility for tracking of lease terms and renewal opportunities aligning with internal real estate team.
ESSENTIAL DUTIES & RESPONSIBILITIES
The following duties and responsibilities generally reflect the expectations of this position but are not intended to be all-inclusive.
- Analyze facility needs; plan and budget for expenditures in collaboration with senior management and coordinating with service partner
- Manage, supervise, and approve expenditures for remodeling and renovation projects for dialysis facilities; secure bids; review and sign contracts
- Analyze and report Capital Expenditures variances (actual to plan) for major renovation projects
- Ensure appropriate actions to anticipate and correct unsatisfactory operating results
- Manage and oversee selection of vendors including but not limited to painting, carpentry, plumbing, electrical, mechanical, and HVAC
- Ensure all appropriate licensing and certifications for operation as a healthcare facility are secured and processed per deadlines
- Participate in due diligence related to possible acquisitions, completing evaluations and projected capital expenditures
- Perform clinic audits to examine external and internal building structures; evaluate physical conditions and quality scores

- Identify and implement maintenance strategies and protocols to maintain buildings and mechanical equipment
- Provide leadership to direct reports and department
- Help direct reports overcome any organizational obstacles encountered during projects
- Manage all teammate employment activity such as hiring, promoting, job performance, evaluations, and disciplinary actions with appropriate approvals as required
- Address teammate relations issues appropriately and escalate as necessary
- Know, understand, implement, follow, and communicate to teammates all DaVita employment policies and procedures, awards, and other opportunities within company; develop and foster a positive, fulfilling work environment; enable teammates to excel in their assigned roles
- Determine staffing plans that promote the most effective use of all teammates; ensure coverage during teammate absences
Education, licenses, certifications, and experience required to fulfill the essential duties, include computer skills as required.
- Bachelor's degree in related area required; Master's degree preferred
- Minimum of ten (10) years' experience in facilities maintenance/property management and project management of construction projects totaling over $8M/year required
- Demonstrated experience managing significant renovation or remodeling projects required; experience in a healthcare setting strongly preferred
- Demonstrated experience managing construction projects strongly preferred
- Demonstrated experience managing maintenance program for a multi-facility company preferred; experience in a healthcare setting preferred
- Minimum of ten (10) years' demonstrated experience in one of these areas required: facility management, property management or construction
- Experience in facility management, operations and maintenance, clinical engineering, safety and security, planning, design, and construction and/or environmental management required
- Minimum of seven (7) years' experience in a supervisory position required
- Intermediate computer skills and proficiency in MS Excel, Word, PowerPoint and project management software required

The Salary Range for the role is $200,000.00 - $292,000.00 per year.
