DESCRIPTION

Lead real estate projects for freehold and leasehold properties, including acquisitions, divestments, lease renewals, buyouts, built-to-suits, sale and leasebacks, easements, and certificate handling, among other transactions, for the corporate real estate portfolio across the Americas region (Canada, USA, Central and South America). Oversee the end-to-end property cycle, from needs analysis and real estate strategy/planning through the urban environment assessment and site selection, due diligence, negotiation of business terms, rent, and purchase/sale prices, transaction management, and asset management, to site decommissioning for various asset classes, namely manufacturing plants and distribution centers, service branches, offices, land, and data centers. Critically assess the business units' real estate requirements, balancing their footprint with the Global Integrated Services' (GIS) portfolio optimization initiative, identifying cost-saving opportunities. Evaluate and determine the most cost-efficient and productive real estate solution through financial analysis for corporate real estate requirements. Support the Real Estate swim lane on mergers and acquisitions, corporate divestitures, spin-offs, and joint ventures, representing Cummins in front of institutional investors, REITs, and private developers. Assist in the urban planning, land assembly, real estate development plans, and entitlement/permitting process for new projects, liaising with external consultants and in front of public agencies, authorities and elected representatives. Centralize support from multiple internal stakeholder functions, assessing their pertinency in every scenario and ensuring that all critical due diligence aspects are addressed for real estate operational excellence, compliance with internal policy, and risk reduction, including liaising with legal counsel, the environmental department, insurance, loss control, finance, HSE, lease accounting, supply chain, IT, security, facility, project management, and communications. Review and provide commentary on the respective real estate contracts, including leases, purchase and sales agreements, to legal counsel and the appropriate internal stakeholders. Manage Cummins' real estate service provider's assigned professionals as it pertains to the manager's portfolio, including their transaction managers, brokers, lease administration, audit, and support associates, to ensure that their performance meets Cummins' expectations. Control adherence to the supplier's Master Services Agreement, suggest process improvements, and ensure accountability for critical real estate date tracking. Support departments in charge of Facility and workspace planning, design, operations and maintenance activities. Manage property and transaction records including contracts, drawings, certificates, and other data, leveraging the centralized database and supplier's technology platform.

RESPONSIBILITIES

Positions require a Master's degree in Urban Planning or Design, Real Estate, or related field and 3 years of experience as an Urban Planner or Designer, Corporate Real Estate Agent, or related position. Alternatively, the employer will accept a Bachelor's degree in Urban Planning or Design, Real Estate, or related field and 5 years of experience as an Urban Planner or Designer, Corporate Real Estate Agent, or related position. Experience to include: Corporate real estate for the Americas region (Canada, USA, Central and South America); Negotiation of business terms, rent, and purchase/sale prices; Real estate strategy/planning and portfolio optimization; Real estate financial analysis; Real Estate mergers and acquisitions; Urban planning and development; Liaising with public agencies, authorities and elected representatives; Real estate due diligence aspects including legal, environmental, insurance, and accounting; Provide commentary on real estate contracts, including leases, purchase and sales agreements; Facility and workspace planning, design, operations and maintenance activities.
