Position Summary
The Maintenance 3 position is responsible for performing skilled maintenance and repair work on various equipment and systems. The role primarily focuses on maintaining boiler systems and commercial-grade heating, ventilating, and air conditioning (HVAC) systems. This includes troubleshooting, diagnosing, and repairing mechanical, electrical, and plumbing issues. The Maintenance 3 also performs preventative maintenance tasks and assists in the development of maintenance plans and schedules. They may supervise and train other maintenance staff, as well as coordinate with outside contractors for specialized repairs.
Duties & Responsibilities
• Operates, maintains, and repairs 20+ Hot Water Boilers and associated controls, ensuring compliance with safety regulations.
• Maintains and troubleshoots Chillers and Refrigerated air conditioning units, conducting tests and treatments for efficient operation.
• Monitors and controls remote equipment through the Direct Digital Control System (DDC), ensuring proper calibration.
• Operates and maintains air compressors, including control air and filtering equipment, for optimal performance.
• Manages various pumps such as condensate chill water and chemical feed pumps, along with associated control mechanisms.
• Supervises CNM Maintenance staff and vendors or contractors during servicing of Boilers and Chillers.
• Monitors alarm systems for refrigerant, pneumatic tube systems, and remote temperature tracking, taking prompt action as needed.
• Prioritizes and completes work orders efficiently, ensuring timely repairs and maintenance tasks.
• Sources, purchases, and transports parts and materials for repairs, maintaining accurate inventory records.
• Performs interior and exterior upkeep tasks such as bulb changes, painting, and minor repairs.
• Adheres to safety regulations, procedures, and OSHA standards, wearing personal protective gear as required.
• Communicates work order statuses, supply balances, and observed issues to supervisors, facilitating effective maintenance operations.
• Performs other related duties of a similar nature as assigned.
Minimum Qualifications:
- High school diploma or GED
- HVAC Certification
- Journeyman Refrigeration Certification
- Journeyman Gas License
- Journeymen Boiler Operator II License
- EPA Universal Certification F
- Five (5) years of related experience.
- This position requires a valid unrestricted Driver's License.
