Facilities Manager

We develop and manage Apple's global real estate portfolio, lead all related capital construction projects, provide outstanding facilities and site services, develop and lead sustainability initiatives to reduce the environmental impact of all Apple facilities, including commute and renewable energy programs, and do everything we can to ensure the health and safety of all Apple personnel, facilities, and customers in our facilities around the world.
As the AMRC Facilities team, we provide comprehensive facility management services to over 100 Apple Stores across 22 states in the Central and Southeast regions of the United States, as well as in Mexico and Brazil.
We are actively seeking an experienced, collaborative, and highly motivated professional to join our team as a Facility Manager. This role will contribute to the enhancement and growth of our organization.

As a Facility Manager, you will lead all aspects of facilities in the prescribed portfolio of stores, directly engage with all levels of retail store leadership as well as Places leadership. You will work closely with multiple stakeholders such as Real Estate, Design, Operations, IS&T, Security, Development, and many more.
The Facilities Manager should possess a proven track record in facilities management, with a specific emphasis on operating buildings as exceptional retail spaces. The ideal candidate will demonstrate a commitment to delivering high-quality results at the most competitive value.

This role will be responsible for overseeing the facilities services for Apple retail stores within the AMR mid Atlantic /East region DMV.
","responsibilities":"Proactively engage and provide continuous support to retail stores in the region. Prioritize meeting the store's needs and conduct comprehensive service reviews at a minimum of twice a month. Additionally, oversee all major work activities.
Perform routinely scheduled, structured site visits to each of the assigned store locations to identify and document all store experience issues in close communication and partnership with store, market, and global retail support leadership.
Collaborate with the vendors and suppliers to ensure successful delivery of contracted maintenance services to store needs. Manage facilities support employees and contractors to deliver operations services in a timely and cost-effective manner and will coordinate response to emergency situations that may impact operations.
Drive functional and operational excellence of all projects and programs by providing consistent and prescriptive feedback to all cross-functional teams including real estate, design, innovation, standards, merchandising, direct sourcing, security, IS&T, etc.
Partner and collaborate with various internal Apple teams to ensure alignment between the RE&D team and the wider Operational Business to ensure the successful creation and implementation of tools, systems, and processes.
Significant expertise and experience with the upkeep and function of buildings, building systems (electrical, mechanical, plumbing), machinery, landscape, and quality improvement projects.
Responsible for OpEx and CapEx budget creation, management through Service Channel and other tools, as well as forecasts for the respective geo.
Oversight of commissioning agents and contractors to support store acceptance and turnover of various projects and programs.
Review of lease terms and collaborate with leasing manager to obtain all necessary approvals from the landlord.
Direct management of key vendors through WO management system, weekly check-ins, and constant evaluation through store tours and fiscal performance.
Engagement of general contractors, consultants, vendors, and maintenance service providers including competitive bidding and assistance in negotiation including SOWs, CPSAs, and project-specific contracts.
Review of all proposals, and change order requests from the service providers, contractors, suppliers, etc.
Consistent collaboration with Development and Design teams to provide a continuous feedback loop to improve building functionality and material selection.
Preferred Qualifications
10+ years of experience in a corporate/retail environment.
Professional designations from organizations such as IFMA, BOMA, CFM, CPM.
Experience building and maintaining relationships with facility operation teams, utility companies, government agencies, architectural & design firms, and general contracting firms.
Ability to balance the trade-offs between operational risk and investment, constantly seeking the highest quality and design at the best value.
Demonstrated ability to leverage AI in everyday tasks.
Minimum Qualifications
7+ years of facilities management experience with a demonstrated focus in delivering and/or maintaining outstanding retail stores or workplaces.
Experience with creating comprehensive Preventative Maintenance plans and tools to monitor them in collaboration with internal and external stakeholders
Expertise in the planning, scheduling, budgeting, resourcing, and executing of all technical services required to maintain and improve buildings. This includes (MEP) mechanical, electrical, plumbing, controls, fire-alarm, janitorial, landscaping, flooring, lighting, furniture, warehousing, pest control, interior plants, and call-center services.
Previous supervisory experience working with various levels of an organization and ability to handle customer service issues involving employees in a professional and positive manner.
Ability to diagnose, manage, and resolve maintenance issues quickly and efficiently, including experience prioritizing and assigning repairs.
Experience with CMMS tools to manage work orders, proposal submission/approval, invoicing, etc.
Must be centrally located to major hub of retail stores to survey and support maintenance at each assigned store minimally twice a month & able to travel up to 60%
Must be able to be available before and after store operational hours.

The base pay range for this role is between $124,100 and $186,500, and your base pay will depend on your skills, qualifications, experience, and location.
