As part of our Places Construction team embedded at Apple Park, you'll play a significant role in shaping one of the most architecturally and technically demanding corporate campuses in the world - while it remains fully occupied and operational. We're seeking a highly motivated and experienced Construction Project Manager to own the delivery of a high-volume portfolio of smaller, complex projects within the Apple Park zone. This includes technical laboratory fit-outs, R&D workspace upgrades, and infrastructure improvements - all executed within the constraints of a live, occupied campus and Apple's uncompromising design standards.

Description
As the Construction Project Manager for the Apple Park zone, you will serve as the primary delivery owner for a large, concurrent portfolio of capital projects - ranging from highly technical lab fit-outs to workplace renovations - all within an active, occupied campus. You will be the key point of contact for stakeholders and leadership from initial concept through design, construction, commissioning, and final handover.
The ideal candidate thrives in a high-tempo environment, is deeply comfortable driving design-build project delivery, and has a proven track record managing technically complex spaces - particularly lab and R&D environments - without disrupting the surrounding occupied workplace. You bring strong systems thinking, a bias for action, and the organizational rigor to keep a large number of projects moving in parallel, never letting anything fall through the cracks.
Responsibilities:
1. Portfolio & Project Planning (Pre-Construction)
Manage a high-volume project portfolio simultaneously, applying consistent planning rigor across projects of varying scale and complexity.
Lead scope definition, budget development, scheduling, and risk planning for each project in close coordination with internal stakeholders and campus leadership.
Drive design-build procurement and delivery - selecting and managing integrated design-build teams, defining performance criteria, and holding vendors accountable to scope, schedule, and quality.
Translate technical and operational requirements from R&D and product development end-users into clear, actionable design and construction criteria.
Develop and maintain project phasing strategies that account for occupied campus conditions at Apple Park - minimizing disruption to adjacent teams and coordinating access, noise, and systems outages with facilities operations
2. Design & Engineering Management
Oversee design development across multiple concurrent projects, ensuring Apple Park's architectural language, material palette, and finish standards are upheld on every project, regardless of scale.
Act as the primary liaison between design-build teams and internal stakeholders to facilitate rapid decision-making appropriate to the pace of a high-volume portfolio.
Coordinate and review complex MEP and process utility designs for laboratory environments, including specialized HVAC, process gases, RO/DI water, electrical infrastructure, and equipment hookup - with specific attention to impacts on existing live building systems.
Manage value engineering efforts that preserve design intent and technical functionality while responding to the budget constraints typical of smaller project scopes.
Own all permitting and regulatory coordination with local authorities, including work within an occupied building environment.
3. Construction & Execution (Occupied Campus)
Provide on-site leadership and oversight across multiple active project sites within Apple Park, serving as the owner's representative at each.
Develop and enforce occupied campus protocols: phasing plans, hours-of-work restrictions, dust and noise controls, emergency egress maintenance, and tenant notification procedures - in coordination with the Apple Park Facilities and Operations teams.
Rigorously manage project budgets across the portfolio, tracking all costs, processing invoices, and forecasting expenditures at both the individual project and portfolio level.
Proactively manage schedules across all active projects, identifying conflicts, sequencing constraints, and resource competition before they cause delays.
Enforce Apple's uncompromising standards for quality, safety, and craftsmanship - across both the design aesthetics of the campus and the technical precision required in lab environments.
Manage change order processes across multiple projects concurrently, maintaining control and consistency.
Conduct regular project reviews and deliver clear, concise progress reporting to stakeholders and leadership across the portfolio.
4. Closeout & Handover
Develop and manage detailed handover plans for completed projects, coordinating building systems, equipment commissioning, and end-user acceptance.
Oversee punch list creation and resolution across concurrent project closeouts to ensure a flawless final product on every project.
Coordinate final inspections, occupancy permits, and successful handover to end-users, with particular care for lab environments requiring systems validation.
Ensure compilation and delivery of all project documentation - as-builts, warranties, O&M manuals - maintaining Apple Park's standards for asset record-keeping.
Manage financial closeout across the portfolio, including final payments and reconciliation.
Preferred Qualifications
Experience working within high-design architectural environments where aesthetic quality, material finishes, and attention to detail are non-negotiable - ideally at a corporate campus of significant architectural standing.
A proven ability to drive progress across large, diverse cross-functional teams without direct authority - through collaboration, influence, and clear communication.
A self-starter with a powerful sense of ownership and a "no-task-is-too-small" attitude; does not wait to be told what needs to happen.
Strong organizational and systems thinking skills - able to build and maintain reliable processes that keep a large portfolio moving with minimal overhead.
Excellent communication, consensus-building, and interpersonal skills; able to translate complex technical or design topics clearly for both technical and non-technical audiences.
Thrives in a fast-paced, high-pressure environment; navigates ambiguity with confidence and maintains composure across competing priorities.
Identifies potential issues early and develops creative, practical solutions - particularly in the context of active campus constraints where problems can quickly cascade.
Minimum Qualifications
Bachelor's degree in Construction Management, Engineering, Architecture, or a related field.
6-8+ years of progressive experience in construction project management, with a demonstrated portfolio of complex projects delivered concurrently.
Proven experience managing high volumes of simultaneous projects - comfortable owning 10+ projects at varying stages of the delivery lifecycle at any given time.
Demonstrated experience delivering design-build projects, including vendor selection, performance specification writing, and integrated team management.
Proven track record managing technically complex spaces - specifically lab, R&D, and product development environments - including MEP-intensive fit-outs with process utilities.
Demonstrated experience working in or delivering construction projects within occupied buildings or active campuses, with a strong understanding of the coordination, phasing, and stakeholder management requirements that entails.
Managed projects through the full lifecycle: programming, design, permitting, construction, commissioning, and closeout.
Expertise in managing project financials across a portfolio - budget creation, cost tracking, forecasting, and reporting.
Proficiency in project management software (e.g., Procore, Primavera, MS Project, Bluebeam) and standard office tools.
Pay & Benefits
At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $137,900 and $207,300, and your base pay will depend on your skills, qualifications, experience, and location.
