Associate Development Manager

Description
The Development Manager will be responsible for retail store projects and will report to the Development Lead. A successful Associate Development Manager will:
Responsibilities:
Ensure that projects are set up properly and with best practice processes and systems to ensure the teams can operate efficiently and effectively using the business workflow process and Apple Standards of quality and design.
Upon assignment of a project or program, undertake a review of all available program information and perform due diligence to understand the full scope of work, milestones, deliverables, and desired completion dates.

Directly manage project's schedule, budget, quality, safety, and facilities turnover for assigned projects, and assist Development Managers with complex retrofit projects and NSOs.
Identify risks, develop, and implement mitigation measures throughout the lifespan of the project.
Drive functional and operational excellence of all projects and programs by providing consistent and prescript feedback to all cross functional teams including real estate, design, innovation, standards, merchandising, direct sourcing, security, IS&T, etc.
Plan, facilitate, and attend meetings with program stakeholders; create and distribute meeting agendas and minutes.
Lead the creation of project Proforma, budget, and schedule at relevant and key stages within the workflow process for assigned projects and assist senior managers with these tasks on larger developments.
Coordinate design reviews and approvals with internal stakeholders.
Manage relationships with external partners, including commissioning agents, design consultants, vendors, and contractors.
Assist in the review of lease terms, development of the Work Letter, and coordination with landlords for delivery of premises.
Engage with general contractors, consultants, and vendors, participating in competitive bidding, negotiations, and project specific contracts.
Management of the closeout process, warranty, construction defects, design errors and omissions, as well as turnover of the project or program to the facilities team.
Contract Management including review of all proposals, and change order requests from the consultants, general contractors, suppliers and subcontractors. Prepare and present comparative analyses and recommendations to leadership.
Preferred Qualifications
Expertise in the planning, scheduling, budgeting, resourcing, and executing of all technical services required to maintain and improve a real estate portfolio.
Proven ability to collaborate with internal and external stakeholders to balance priorities and meet deadlines as required to meet project schedule.
Ability to balance the trade-offs between operational risk and investment, constantly seeking the highest quality and design at the best value.
Excellent leadership, communication, and presentation skills, including experience working with various levels of an organization.
Experience building and maintaining relationships with facility operation teams, utility companies, architectural and design firms, general contracting firms, and landlords.
Industry experience in the technology or consumer retail space.
Bachelor's Degree in Construction Management, Mechanical, Electrical, Industrial Engineering, or Architecture preferred.
Minimum Qualifications
5 to 8+ years of construction/project management experience with a demonstrated focus in delivering outstanding retail stores or workplaces.
Experience managing mid-sized developments, tenant improvements, and MEP replacement projects, with exposure to larger retail store expansions, ground-up construction, or multi-tenant buildings.
Strong background in commercial construction to include mechanical, electrical, plumbing, and building systems.
Minimum 20% travel may be required
Pay & Benefits
At Apple, base pay is one part of our total compensation package and is determined within a range. This provides the opportunity to progress as you grow and develop within a role. The base pay range for this role is between $124,100 and $186,500, and your base pay will depend on your skills, qualifications, experience, and location.
