Project Controls, Vice President, Construction Management

We're seeking someone to join our Real Estate 'Centre of Excellence' team (COE) as a Vice President, Project Controls to lead Project Controls responsibilities for global capital projects. This individual would develop & promote best practices, standardization and continuous improvement; and would collaborate with diverse stakeholders spread across global regions to support successful delivery of capital projects aligning to global and regional policies, procedures and strategic objectives.

In the Corporate Services division, we provide solutions that enable Morgan Stanley's workforce, across our global workplace locations, to effectively and efficiently work in the service of our clients.

Construction Management

This is a Vice President position within Construction Management, which designs, sources, and oversees all construction projects from start to finish, as well as coordinating office moves and new space readiness.

What you'll do in the role:

  • Collaborate with global stakeholders for the annual global rolling capital plan and support the monthly/quarterly update
  • Be accountable for receiving and verifying Capital Management deliverables (cost estimate/report, change order assessment etc) and independent cost verification by the Project Controls team to align with project requirements, regional codes & standards
  • Undertake commercial evaluation of program requirements and design information throughout the capital project life cycle versus approved budget of global capital projects to develop 'gap report' and collaborate with Capital Project Management teams for potential solutions
  • Establish guidelines, best practices and standardized tools & templates for COE Project Controls deliverables for each Stage Gate process. Continually improve these through collaboration with the team and global stakeholders to improve governance and commercial efficiencies
  • Evaluate global construction industry trends (technologies, supply chain etc) and indices (inflation, commodity prices etc) and its impact on capital projects
  • Establish COE's quality assurance processes for implementation by Project Controls team to enable accurate deliverables
  • Accountable for financial forecast reports (dashboards, program/project/regional reports) of global capital projects to Senior Management
  • Support the Centre of Excellence in contributing to global process standardization initiatives to improve governance and commercial efficiencies
  • Partner with Capital Management teams, Financial Controllers Group and Legal Entity Controllers for capitalization / accounting, capital planning and with Accounts Payable for vendor invoices/payments management of capital projects
  • Manage talent development, training and succession planning within the reporting team
  • Encourage a culture of continuous improvement within the reporting team, identity & develop opportunities to enhance efficiency & effectiveness
  • Coach the team to incubate ideas and align team's deliverables to project objectives, global & regional policies, procedures and strategic objectives
  • Escalation point between reporting team and regional Capital Management teams to align (a) deliverables & timelines and, (b) adherence to policies & procedures of each Stage gate process
  • Collaborate with global stakeholders throughout the capital project lifecycle
  • Communicate clearly & effectively (both written & verbal) to reporting teams, Leadership, Capital Management teams, Finance and other stakeholders

What you'll bring to the role:
  • Bachelor's degree in construction, Engineering, Quantity Surveying, Architecture
  • 15+ years of experience in managing end-to-end Cost Controls responsibilities as an Owner for Corporate Real Estate capital project portfolio, major capital programs and driving capital efficiencies in a global organization
  • Capability in managing Cost Controls responsibilities for major capital programs in a country different from the base working location
  • Experience in pre-contract (cost planning, benchmarking, design validation, risk management, procurement etc), post-contract (change control management, cost reporting, process audits etc), process audits (internal/external), capitalization/financial closure aspects of Real Estate projects / major capital programs.
  • Proven knowledge of global construction practices, trends & cost indices, accounting standards & policies
  • Ability to undertake data analytics of historical cost information, capital plan and preparation of MIS reports at global/regional levels.
  • Experience in understanding, usage and management of PMIS (Project Management Information System) platform administration for global capital projects portfolio
  • Proven experience of managing team spread across 2-3 regions including India
  • Strong ability to manage cross-functional collaboration, senior stakeholder engagement and program level financial reporting to Senior Management
  • Strong ability to manage diverse teams, drive efficiency, manage global stakeholders
  • Proficiency in management reporting, cost estimation, benchmarking, cost data analytics and process optimization
  • Effective communication, problem solving and strong interpersonal skills
