Your Skills:
- Minimum 3+ years of multifamily residential, commercial or hotel maintenance
- Knowledge of safe work practices and proper use of PPE (Personal Protective Equipment)
- Advanced competency with the following: HVAC (split systems, heat pumps and PTACs), plumbing (water heaters), electrical, appliance repair, painting and carpentry
- Exceptional customer service
- Timely and effective communication
- 2+ years of experience with building systems, including fire sprinkler, fire alarm, life-safety and central mechanical/HVAC
- Advanced understanding of general building maintenance, including work order management and scheduling unit turnover
- Ability to read and understand blueprints/plans, technical documents and specifications
- Independent and self-autonomous
- Experience in a leadership position and team building
- Advanced computer and administrative skills, including ordering supplies, creating purchase orders and processing invoices
- Robust understanding of property management software such as MRI, Yardi, or Onesite
- Solid troubleshooting and problem solving
- Experience managing, scheduling and overseeing vendors, contractors and suppliers
- Active participation with team training and mentoring
- Attention to detail, consistently doing the job right the first time
- Advanced knowledge utilizing hand and power tools
Certifications:
- EPA Type II preferred or ability to become certified within 90 days of start date
- CPO (Certified Pool Operator) preferred or ability to become certified within 90 days of start date
Essential Duties:
- Work safely and use proper PPE (Personal Protective Equipment)
- Schedule and conduct preventative maintenance within units, common areas and mechanical rooms
- Support the company’s values and culture
- Provide exceptional customer service to teammates and residents
- Complete, manage and communicate all stages of make-ready process
- Assist Service Manager with oversight of capital projects, special projects, service providers, and contractors
- Complete work orders and correspond with residents
- Utilize computer, smart phone or tablet to access Yardi and other systems
- Maintain accurate records of daily mechanical rounds
- Maintain Windsor Communities standards for curb appeal
- Use drawings, plans and other technical documents in the trouble-shooting process to determine type and location of equipment and system components
- Troubleshoot, diagnose, repair, and replace the following: HVAC (split systems, heat pumps and PTACs), plumbing (including water heaters), electrical, and appliances
- Repair or replace floors, ceilings, walls, siding, roofing, doors, door hardware, windows, screens, and other general building items
- Mentor and train team members on technical and soft skills
- Observe and comply with company’s sustainability initiatives and culture
- Maintain pools/spas/fountains, chemicals, logs, and associated safety equipment (community specific)
Other Requirements:
- Valid driver's license
- Access to reliable transportation
- Available to work a flexible schedule, potentially weekends depending on community specifics
- Available to be part of rotating on-call schedule for after hours and weekend emergency response
- Provide and maintain quality hand tools and power drill
- Assist other communities as needed
