Wework continues to experience explosive hyper-growth. A site selection team commercial manager / cost manager is needed in EMEA region, to develop, accurate early stage project cost estimations associated with the real estate (lease and purchase) and other space options we select.

Job description

WeWork is looking for a commercial management professional with significant construction experience to oversee early stage (RIBA 3 / Schematic Design) cost activities for WeWork's ongoing growth.

This person will be a jack of all trades in the site selection team - a cost estimator, cost manager and commercial manager. Your responsibilities vary per project - one project might just need an estimation of the cost of a single element in order to enhance a real estate incentive package, and the next project you'll be acting a client-side commercial manager on a ground up development. This is a truly varied role for someone who has seen it all and written the book.

Our site selection management team will be leaning on you to provide the most up-to-date and accurate cost plan for each project they touch. The purpose of this team is to help source the best real estate in the world whilst making sure we can arm our real estate negotiators with accurate cost data to make sure our incentive packages cover our works.

In this role you will need to demonstrate a deep understanding of the regional marketplace, economics, cost drivers, trades, MEP systems, material and labor pricing, procurement methods and possess the leadership skills to oversee this business function in a fast-paced environment.

This is an amazing opportunity for someone who has excellent technical and communication skills, has worked with many unique building and can identity issues that the built environment will present when performing a fit out construction project.


Capex - You will own capex estimation (pre-construction) for your region across multiple product lines. We don't want to overestimate, we don't want to underestimate - we need you to be as close to final account from the outset as you can be. This is an art.

Reporting - Provide reports and financial oversight to regional head of project delivery, real estate and global head of site selection.
Standardisation - Oversee the organization and management of a centralized cost management database for the region and a formal process to support budgeting to ensure historical data is utilized
Data - Identifies cost trends, market economics and regional specific cost drivers to assist management in cost reduction and process improvement efforts
Network - Lead the development of a reliable network of contractors and suppliers. Develop and maintain effective working relationships so the needs of WeWork and its clients can be met.
Oversight - Provide the necessary oversight and review for work product, costs, estimates and reports generated from within site selection regional team.
Project delivery - Analyze regional project data to provide clarity and analysis on budgeted costs versus awarded costs versus final cost (from project delivery team) and assist in the re-use of this data to better inform the budgeting process
Site Selection - You shall perform high level due diligence cost estimation without external consultants with a goal of eliminating disadvantageous deals without significant utilisation of resources.

Communication - This role will put you in the middle of complex negotiations, technical meetings and conversations with landlords, developers and owners - you shall be able to think on your feet and represent the best interests of wework and our members. You must have the ability to interact with internal business units and stakeholders to ensure primary responsibilities are aligned with the development team's strategic direction.

Program management - You will be managing multiple projects at once across a number of territories and cities, you need to coordinate with internal team members, consultants, vendors and all external / internal stakeholders.

Deliver - You must be able to deliver results and projects in a timely manner. We move faster than most, so you need to maintain the pace.


  • Bachelor's degree in construction engineering or quantity surveying or other related technical discipline
  • At least 7-10 years experience in cost, cost estimating field, general construction estimating experience in interiors or basebuilding projects.
  • Well developed budgeting, communications, construction knowledge, financial analysis, purchasing and negotiation.
  • An understanding of commercial leasing is highly desirable
  • Background in real estate development, construction or construction design is a must have with contract values of +$5M USD.
  • Be familiar with construction industry best practices, building and local codes.
  • Proven ability to apply critical thinking in complex situations.
  • Strong analytical, creative thinking, written and verbal communication.
  • Willing to travel as needed (30% of the time).
