The Times Herald-Record/recordonline.com is looking for an experienced, digital-savvy reporter to cover real estate and booming development in the Mid-Hudson (primarily Orange, Ulster counties, based in Middletown) in the aftermath of COVID-19 --- which due to remote work and the desire for a more affordable, exurban lifestyle --- opened the area to newcomers who previously needed to live within daily commuting distance of New York City. Businesses, too, are opening in the area at a healthy pace.
The reporter will make it a mission to inform and engage readers through immediacy, enterprise reporting and riveting storytelling. Researches, reports, writes and helps create compelling accountability and enterprise journalism. Works with editors, videographers, producers and others to plan and deliver content for readers on mobile devices. Connects with influencers and engages readers through social media. Develops relationships with sources, citizens and experts and mines public data in order to provide unique insight into:
- The impact, effectiveness and cost of development projects, particularly those likely to have substantial effect on property values.
- Owns the story of the Mid-Hudson's super-heated real estate landscape in the aftermath of COVID-19 and its impact on newcomers and longtime residents. Special attention should be paid to disadvantaged communities as they wrestle with gentrification.
- Provides thoughtful analysis of complex issues in the development world, including land-use, zoning, preservation of open space, effects on traffic and the environment.
- Examines the impact of new commercial enterprises, including warehouses, marijuana operations, amusements and businesses relocated to the area to serve a growing and changing population.
This position requires strong knowledge of SEO and a thorough understanding of audience metrics.
Must be a creative thinker who can bring own ideas for content, based on knowledge of the market and targeted audiences. Must be a self-starter.
Occasional weekend and evening hours are required. The territory includes Orange and Ulster counties, with some travel into Sullivan. Must have a positive, collaborative attitude; be flexible and willing to pivot as news demands. Must drive and own a reliable vehicle.
