Overview of the Role
The role of Retail analyst is to take collaborate with other team members on the asset analysis and underwriting as well as on reporting for existing assets for various purpose and on data analysis on the portfolio performances.
Asset management will typically be run by the local teams but the Retail analyst is expected to maintain close contact with Nuveen Real Estate’s Asset Managers to collect material input during underwriting phase and formulate annual business plans upon hand over and where applicable attend quarterly property review meetings, collaborate with investment and asset management team on sign off leasing and capital expenditure projects.
Key responsibilities will include:
• Underwriting of new investment opportunities in the Retail Sector
• Under the supervision of the investment manager, to follow the Due diligence process
• Maintaining an excellent relationship with asset managers
• Managing the annual Business Plan process
• Provision of quarterly investment reporting
• Presenting to Board and Investment committee
• Attendance at quarterly property meetings
• Collect and ensure the reliability of data for retail properties on a regular basis for internal reporting (KPI’s)
• Assisting in maintaining reliable and consistent data across the European portfolio (sales, footfall, valuations, yields and other KPI’s)
Technical Skills & Qualifications Required:
• Strong reporting and financial modelling skills
• Financially numerate with a good knowledge of financial statements and corporate structuring
• 2 years+ of experience in investment underwriting
• Italian and English language, knowledge of Spanish or French would be considered as plus
Competencies Required:
• Enthusiastic, proactive and keen to work on own initiative as well as part of a team
• Methodical in reporting with the ability to present information clearly in writing and verbally
• Comfortable with regular international travel
• Financial, analytical and modelling skills
• Strong communication skills
• Good team player contributing to the success of Nuveen Real Estate (regular liaison with regional offices)
• Act in line with Nuveen Real Estate’s Company Values
