POSITION OBJECTIVE

Under direction of the Director of Engineering, Perform scheduled preventative maintenance in guest rooms, (CARE, RPM, GCPM), meeting rooms, and/or public spaces as required. including flipping/inspecting mattresses, box springs and assembling bed frames, vacuuming behind and underneath furniture, spot cleaning carpets and upholstery, dusting, touch-up painting, touch-up furniture ensuring that all necessary hardware and appliances are present in the room and in working order, replacing light fixtures, and inspecting and repairing grout and caulking. Maintain, repair and clean all guest rooms in accordance with the property room preventative maintenance procedures and standard guidelines. Perform miscellaneous minor repairs such as tightening loose toilet seats, changing light bulbs, and patching holes in walls. Perform general cleaning of all guestroom surfaces to include tub, wall tile, hard floors, walls, windows, mirrors. Report any serious maintenance problems, unusual findings, or safety hazards immediately to the manager/supervisor
ESSENTIAL JOB FUNCTIONS

  • Perform scheduled preventative maintenance in:

    • Guest rooms, (CARE, RPM, GCPM)
    • Meeting rooms
    • Public spaces as required
  • Flipping/inspecting mattresses, box springs and assembling bed frames, vacuuming behind and underneath furniture, spot cleaning carpets and upholstery, dusting, touch-up painting, touch-up furniture ensuring that all necessary hardware and appliances are present in the room and in working order
  • Replacing light fixtures, and inspecting and repairing grout and caulking.
  • Maintain, repair and clean all guest rooms in accordance with the property room preventative maintenance procedures and standard guidelines.
  • Perform miscellaneous minor repairs such as tightening loose toilet seats, changing light bulbs, and patching holes in walls.
  • Perform general cleaning of all guestroom surfaces to include tub, wall tile, hard floors, walls, windows, mirrors.
  • Report any serious maintenance problems, unusual findings, or safety hazards immediately to the manager/supervisor
  • Verify completion of all routine maintenance on public spaces, meeting rooms, ballrooms, outlets, back of the house spaces, and grounds. Verify completion of all repairs, replacement, and renovation projects to offices and employee work areas.
  • Follow all company safety and security policies and procedures; report accidents, injuries, and unsafe work conditions to manager; and complete safety training and certifications.
  • Follow all company policies and procedures, ensure uniform and personal appearance are clean and professional, maintain confidentiality of proprietary information, and protect company assets.
  • Welcome and acknowledge all guests according to company standards and anticipate and address guests’ service needs.
  • Develop and maintain positive working relationships with others, and support team to reach common goals. Ensure adherence to quality expectations and standards.
  • Reach overhead and below the knees, including bending, twisting, pulling, and stooping.
  • Move, lift, carry, push, pull, and place objects weighing less than or equal to 50 pounds without assistance.
  • Assist with moving, lifting, carrying, and placing of objects weighing in excess of 50 pounds.
  • Stand, sit, or walk for an extended period of time or for an entire work shift.
  • Perform other reasonable job duties as requested.


EDUCATION/EXPERIENCE
  • Must be 18 years of age or older.
  • High school diploma or equivalent required


REQUIREMENTS
  • Must be able to speak, read, write and understand the primary language(s) used in the workplace.
  • Must be able to read and write to facilitate the communication process.
  • Requires good communication skills, both verbal and written.
  • Most tasks are performed in a team environment with the employee acting as a team leader. There is minimal direct supervision.
  • Must possess basic computational ability.
  • Must possess basic computer skills.
  • Knowledge of computer accounting programs, math skills as well as budgetary analysis capabilities required.
  • Must have a thorough knowledge of all types of mechanical equipment such as chillers, boilers, water softeners, and refrigeration equipment.
  • Must have thorough knowledge of plumbing and electrical systems, maintenance of records of power, water and fuel consumption.
  • Must have experience in office procedures, ordering materials, securing bids, and of city codes and other applicable building laws, building construction, blueprint reading, etc.
  • May be required to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form; to deal with problems involving several concrete variables in standardized situations.


PHYSICAL DEMANDS
  • Most work tasks are performed indoors. Temperature generally is moderate and controlled by hotel environmental systems; however, must be able to work in extreme temperatures like freezers (-10ºF) and boiler rooms (+110°F), possibly for one hour or more.
  • Must be able to sit at a desk for up to 5 hours per day. Walking and standing are required the rest of the working day. Length of time of these tasks may vary from day to day and task to task.
  • The worker is subject to noise: there is sufficient noise to cause the worker to shout in order to be heard above the surrounding noise level.
  • The worker is subject to vibration: exposure to oscillating movements of the extremities or whole body.
  • The worker is subject to hazards: includes a variety of physical conditions, such as proximity to moving mechanical parts, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals.
  • The worker is subject to atmospheric conditions: one or more of the following conditions that affect the respiratory system or the skin: fumes, odors, dusts, mists, gases or poor ventilation.
  • The worker is subject to oils: there is air and/or skin exposure to oils and other cutting fluids.
  • Machine operators: (without inspection), Mechanics, skilled trades people. Works with lathes, drill presses, power saws and mills where the seeing job is at or within arm's reach. Also, mechanics and skilled trades people and those who do work of a non-repetitive in nature such as carpenters, technicians, service people, plumbers, painters, mechanics, etc.
  • Must be able to exert well-paced ability in limited space and to reach other locations of the hotel on a timely basis.
  • Must be able to bend, stoop, squat and stretch to fulfill cleaning tasks occasionally.
  • Must be able to lift up to 20 lbs. on a regular and continuing basis.
  • Must be able to lift up to 50 lbs. frequently.
  • Must be able to lift up to 100 lbs. occasionally.
  • Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.
  • Talking and hearing occur continuously in the process of communicating with guests, supervisors and subordinates.
  • Vision occurs continuously with the most common visual functions being those of near and color vision and depth perception.
  • Requires manual dexterity to use and operate all necessary equipment.
  • Must have finger dexterity to be able to operate office equipment such as computers, printers, 10-key adding machine, electric typewriter, multi-line touch tone phone, filing cabinets, FAX machines, photocopiers, dolly and other office equipment as needed.
WORK ENVIRONMENT

  • Must be able to work effectively in a stressful environment, communicate with others, effectively deal with customers and accept constructive criticism from supervisors.
  • Must be able to change activity frequently and cope with interruptions.
