What You'll Do/Need

Position Summary

The Maintenance Apprentice is responsible for assisting with the daily operation, maintenance, preventative maintenance and repairs to assigned commercial property(ies) with a focus on tenant satisfaction, common area appearances, optimum equipment efficiency and exterior grounds upkeep. You must have a basic working knowledge of all building mechanical, electrical, HVAC, plumbing, life safety, fire protection and security systems to ensure proper operations. You also must have basic experience in some or all of the following: carpentry, plumbing, basic drywall, painting.



  • Inspect and maintain cleanliness and appearances of all maintenance, utility and storage rooms
  • Respond quickly to emergency situations
  • Perform all assigned work so as to ensure the safety of the building’s tenants and the continuous operation of the site(s)
  • Plunge and clean toilets
  • Prioritize service calls and follow up upon completion
  • Order parts and supplies; maintain stock and inventory control
  • Conform to all operating procedures associated with site(s)
  • Repair, maintain and replace a variety of equipment
  • Inspect buildings, grounds and equipment for unsafe or malfunctioning conditions
  • Assist with and conduct periodic general preventative maintenance on the mechanical, electrical, HVAC and plumbing systems, which involves normal lubrication, adjustment, cleaning, replacement of consumable parts and periodic testing of equipment
    • These systems include, but are not limited to air handling units (both rooftop and built-up units), re-circulating air systems, water pumping systems, cooling and plumbing systems and steam systems
  • Respond to tenant complaints, through both personal contact and work order systems, in the areas of safety, plumbing, mechanical, electrical and environmental needs


  • High school diploma or the equivalency
  • Valid Michigan driver’s license and an acceptable driving record
  • 2 years’ experience or comparable equivalent in commercial building maintenance
  • Effective communication skills
  • Ability to work under minimal supervision
  • Ability to prioritize emergency calls
  • Strong problem-solving and organizational skills to gather information from multiple sources for the purpose of developing alternative solutions to repair and maintenance issues
  • Dedication to personal and professional growth and development through both formal education and on-the-job experience, with an end goal of career advancement

  • This position is both indoors and outdoors
    • The indoors is generally heated in the winter and air conditioned in the summer. You may be exposed to outside elements present at the time work is being performed, including exposure to heat, extreme cold, rain, snowfall, wind and humidity
  • You’ll be subject to the following environmental conditions:
    • Indoors: Protection from weather conditions but not necessarily from temperature changes
    • Outdoors: No effective protection from weather
    • Noise: You may need to shout in order to be heard above the ambient noise level
    • Hazards: A variety of physical conditions, such as proximity to moving mechanical parts, moving vehicles, electrical current, working on scaffolding and high places, exposure to high heat or exposure to chemicals
    • The worker is subject to atmospheric conditions: One or more of the following conditions that affect the respiratory system of the skin: Fumes, odors, dusts, mists, gases or poor ventilation.
  • This position requires frequently being in close quarters (crawl spaces, shafts, small enclosed rooms) and confined areas
  • You’ll be required to function in narrow aisles or passageways
  • You’ll be exposed to various chemicals including paint, turpentine and cleaning chemicals
  • You’ll be required to operate power equipment including snow blowers, power landscaping equipment and other tools
