Construction Manager

Position Purpose





The Construction Manager possesses a background in managing residential multifamily
construction from a daily operational and efficiency standpoint. They must have the capacity
to ensure timely progression of complex projects and communicate to multiple decision
makers both within and outside of the organization. The Construction Manager shall
demonstrate a high level of integrity and reliability while being task-oriented and completing
projects on-schedule, on-budget and adhering to applicable code and standard. They will
provide physical assessments, evaluate scopes of work and manage the construction
environment as well as the technical details of individual tasks. The Construction Manager
must understand all codes and standards and be able to act as a liaison between Prometheus
and various contractors/vendors. Strong communication, multitasking and execution skills are
essential. Daily travel to development projects is required.



Essential Functions




Construction Management -  provide day-to-day, on-site support for construction
projects with a focus on minimizing delays and achieving objectives and
milestones; manage contractor and vendor relationships to ensure adherence to
critical dates as they pertain to leasing; communicate changes to the VP / Director
of Construction or other key stakeholders; coordinate complex project details at the
micro level while understanding how such decisions impact a larger scale; ensure
adherence to all timelines and budget constraints; manage daily needs and
productivity of contractors and other consultants to ensure that specifications and
regulations are followed; in partnership with the VP / Director of Construction, act
as a liaison between organization and General Contractors, subcontractors,
municipal officers and vendors; ensure various construction operations secure and
maintain all required and necessary licensing and insurance; partner with internal
operations on product inspection and turnover; partner with design team in meeting
objectives; Compliance Management – ensure all site-level operations adhere to
standard and code; ensure retention of permits for all construction projects
including interaction with local building departments and inspectors; be on-site
contact for due diligence processes; ensure construction operators secure and
maintain all necessary licensing and insurance; ensure conformance to applicable
building codes and safety standards; review and analyze environmental testing



Cost and Schedule Management - Closely manage and assist in the
management of all cost and schedule related issues throughout the development
of the project and report clearly and timely to senior management in both a written
and verbal manner; Focus on minimizing costs with full understanding and
meticulous tracking of all development cost items (e.g. construction costs,
consultant fees, City fees); Ensure that all work is bid out properly, all terms and
conditions are negotiated effectively and diligently and that all resulting contracts
and follow-up communications are detailed, clear, precise and complete in order to
ensure maximum efficiency in consultant performance; Ensure that every project
cost line item, bill, city fee, contract, change order is controlled, cross checked,
analyzed and properly negotiated to minimize cost, without impairing quality; Apply
an energetic, entrepreneurial and pro-active approach to ensuring the project is on
schedule, starting with the preparation of a detailed, precise, aggressive but
realistic schedule of all critical dates and a strict management of the projects,
consultants and internal staff to ensure adherence to all established dates; The
overarching goal is to professionally manage the entire development process, in
order to achieve the most expedient and efficient timing.


Construction Planning – Serve as a resource to VP / Director of Construction in making recommendations regarding planning and scheduling of projects within allocated timelines and budgets; execute assigned projects that involve analysis of estimated costs and readiness timeframes; develop processes and methods to improve efficiency and reduce costs; understand construction and execute consultant contracts; assist with development of budgets, budget tracking and forecasting;



Upholding Standards - Perform additional duties and handle projects as assigned
by the VP / Director of Construction; Achieve regular attendance in conformity with
standards; Comply fully with all Prometheus Real Estate Group rules and
regulations for the safe and effective operation of the Prometheus Real Estate
Group’s facilities; Additional tasks as may be assigned from time to time by the
Principal or others at the Principal’s direction; Occasional travel will be required
based upon the property’s needs


Required Qualifications, Skills, and Experience

The individual must possess the following knowledge, skills and abilities and be able to explain
and demonstrate that he or she can perform the essential functions of the job, with or without
reasonable accommodation, using some other combination of knowledge, skills, and abilities:

• Bachelor’s degree preferred with preference given to construction management,
engineering, architecture or business management

• Must have a minimum of five years of experience in construction management with
preference given to residential multifamily development

• Proven experience acting as a Construction Manager who has worked between ownership
and General Contractors (GCs), subcontractors, utilities, municipal officials/services and
tenants/tenant representatives.

• Must be able to read and interpret plans, specifications and Construction Documents.

• Must be able to interpret an extensive variety of technical instructions in diagram form
and deal with several abstract and concrete variables

• Background in reviewing architectural and engineering drawings to ensure
specifications and regulations are followed is preferred.

• Must be able to manage budgets, timelines and construction schedules with an extreme
attention to detail

• Must be able to read and interpret documents such as safety rules, operating and
maintenance instructions and procedure manuals

• Must have the ability to speak effectively before groups of customers, employees and

• Must possess good business judgment; an understanding of legal issues and contracts
is helpful

• Effectively present information and respond to questions from groups of managers,
clients, residents, and the general public.

• Must possess basic computational skills; add, subtract, divide, and multiply. Must have the
ability to compute rate, discounts, interest, and commissions. Must be able to prepare and
analyze data figures and transcriptions generated by a computer


Ability to apply common sense understanding to carry out instructions furnished in
written or oral form. Ability to deal with problems involving several concrete variables in
standardized situations

• Ability to read, analyze and interpret general business periodicals, professional journals,
technical procedures, or governmental regulations

• Ability to interpret a variety of instructions furnished in written, oral diagram, or
scheduled form.

• Ability to speak, communicate, read, write and understand the primary languages used
in the workplace including, but not limited to, English in order to maintain safety in the
workplace and serve internal and external customers.

• Can develop justifications of requirements/business case and participate in budget

• Must be able to write reports, business correspondence and procedure manuals

• Must be able to effectively supervise outside vendors in a manner that supports the
firm’s goals, timeframes and expectations. This includes demonstrated acumen in
negotiation of contracts and terms
