Construction Project Manager

  

The Construction Project Manager will support the Outdoor Voices retail team by leading assigned projects from real estate review through design development, bidding, permitting, scheduling, procurement, construction, project closeout, and turnover of the space to the retail operations team. The Construction Project Manager is accountable for the timeline, budget, and successful buildout of all Outdoor Voices retail and corporate projects in a variety of geographic locations. 

 

Responsibilities:

  • Accountable for retail development projects including: Lease review, project estimates & timelines, quality control, jobsite management, coordination of owner supplied materials, project permitting, and LL approval
  • Perform due diligence to assist the retail team on location finding with respect to base building conditions, layouts, dimensions, and engineering requirement; Manage work letter negotiations with landlords and review lease exhibits
  • Manage project build outs from design development through turnover, closely collaborating with internal departments, external agencies, landlords, and architectural partners
  • Develop a bottoms-up budget and timeline for executive level approval, and manage both throughout the project; Complete cost forecasts against approved budget at each project milestone to ensure project is tracking on budget
  • Prepare bid lists and packages for General Contractors, manage RFIs and shop drawing approvals, level and negotiate bids, and award contracts
  • Conduct site visits throughout the project to evaluate progress and construction quality
  • Review architectural plans, shop drawings, lighting proposals, and other documentation as needed
  • Procure and oversee all owner supplied delivers and installations including stockroom shelving, fixture installation, alarm and network installation
  • Review and approve all change orders and invoices throughout the project and manage to the budget
  • Conduct punchlist of shop prior to turnover.  Communicate and resolve issues impacting shop turnover and opening.  Coordinate completion of punchlist with store operations post shop opening
  • Assist in R&M with overview of potential maintenance issues and warranty issues.
  • Smaller renovations and misc corporate construction projects

Qualifications:

  • 5+ years of experience in retail construction project management (min 3 years on retailer side)
  • Budget management skills
  • Ability to “get stuff done”; quickly work through issues and solve problems
  • Ability to manage multiple projects at different stages
  • A keen eye for quality and detail
  • Excellent organization, communication and negotiation skills
  • A natural leader experienced in vendor management and the facilitation of teams of internal and external vendors
  • Armed with expertise in architectural drawings and construction site management
  • Willing to travel 25%-50% during shop openings and build outs
