Job Description
Oversees the development, integration and administration of Northwell owned and leased non-hospital real property. Oversees Property Management staff, services, policies and procedures and programs to support Health System business units occupying Northwell real property. Directs and implements property management staff and financial and strategic planning activities. Ensures property management financial, operational and quality improvement initiatives and the integration of the Health System's values are attained.

Job Responsibility

1. Strategic Planning

  • Initiates and develops the strategic plans, policies and procedures for Real Estate Services property management team.
  • Identifies and develops new business initiatives and opportunities consistent with the mission and strategic direction of the Health System.
  • Establishes and measures organizational performance against goals and objectives.
  • Plans and directs the utilization of resources to support the strategic direction and operational needs of the Health System.
  • Oversees the planning, organization and direction of Real Estate Services within the Health System, including fiscal responsibilities, growth objectives, program goals, capital requirements, space allocation, and building equipment, systems and services.

  • Reviews, authorizes and prioritizes operational, financial and capital expenditures by assessing financial and operational needs in alignment with business objectives and budget parameters.
  • Provides financial and administrative oversight and problem resolution guidance.
  • Develops and oversees operational, personnel and capital budgets.
3. Operational Performance
  • Oversees capital equipment strategies including inventory of equipment, purchasing opportunities and re-allocation of equipment.
  • Monitors and evaluates the impact of industry trends on the area's current business performance and competitive outlook.
  • Ensures active communication with all external and internal constituencies to establish strong relationships that are complimentary and consistent with departmental and organizational goals and strategic needs.
  • Conducts cost benefit feasibility studies to determine the viability of new product lines or business initiatives.
4. Technology
  • Oversees current and future needs assessments of equipment, systems and software to ensure optimal service outcomes.
5. Standards Compliance
  • Ensures compliance with Federal, State, City and local Authorities Having Jurisdiction requirements Ensures compliance with all related DOH and Joint Commission rules, regulations and requirements
  • Oversees the development, review and distribution of reports and procedural statements which ensure regulatory and policy compliance.
  • Keeps abreast of federal regulations, congressional actions and deliberations and state and local activities.
6. HR Development
  • Develops and oversees implementation of current and long-term Human Resources goals and objectives for organizational development, recruiting, compensation, training and development and employee relations.
  • Oversees protocols to promote employee excellence and opportunity.
7. Business Development
  • Develops relationships with outside consultants and industry associations to ensure quality improvement process retains validity and maintains the latest techniques and concepts. Keeps executive leadership and stakeholders well informed.
8. Research
  • Oversees the assessment of services and development of new programs and research projects to ensure future organizational growth and prosperity.
  • Reviews comprehensives of Real Estate Services on an on-going basis and develops strategies for program adaptation to market changes.
9. Performs related duties, as required.

Job Qualification
  • Master's Degree required, or equivalent combination of education and related experience.
  • 10-12 years of relevant experience and 7+ years of leadership / management experience, required.
