The Manager of Real Estate Strategy & Operations (RESO) Integration and Operations is responsible for handling real estate operations across Australia and New Zealand. Variety is the spice of life, no two days will be the same. You'll work with and have amazing people report into you, collaboratively working towards some of the most vital projects IBM are undertaking, as well as ensuring seamless operations at each of IBM's sites.

Real Estate Strategy & Operations (RESO) is a core business function within IBM's Global Finance & Operations group (F&O) division that provides enterprise services. RESO's capabilities extend across a 7.3M square metre portfolio, encompassing over 1,300 locations in more than 100 countries across five geographic regions.

About the job

In this job you'll be a visionary and leader of a team responsible for the Operations, Facilities Management and Finance of a portfolio of 86K square metres of leased commercial, mission critical and lab space across A/NZ.

The Manager will be able to demonstrate skills and behaviours including:

  • collaborative approach with colleagues across all real estate capabilities to deliver short and long-term programs that provide operational excellence that contributes to an evolving workforce transformation and workplace strategy initiatives.
  • creativity in approach and innovation to optimise operations as best in class, e.g. increase the portfolio's operating efficiencies, decrease operating costs, and provide an enhanced, dynamic, and functional real estate environment.
  • articulate, analytical, technical, and critical thinking skills will lead to the ability to manage and influence team members, consultants, suppliers, and stakeholders at the highest levels including the c-suite.
  • handle multiple internal stakeholder requirements while leading engaged teams and navigating the dynamic nature in a company with evolving real estate needs.
  • best practice industry experience and knowledge of corporate real estate, property management, facilities management and finance, client delivery, managing expectations and excellence in team leadership & management

The position will initially be based out of our West Pennant Hills site, however will see you regularly visit our St Leonards and Sydney CBD sites.

Passionate, dynamic and influential - you'll need to be dynamic and inspired about portfolio management, facilities management and service delivery. You will be successful if you have demonstrated, strong consultative, presentation, and facilitation skills as well as extraordinary client relationship management skills. This position requires someone who has persuasive oral presentation and group facilitation skills while having the ability to effectively promote and articulate concepts. You will need to be proficient with finance and accounting concepts, lease terminology, financial acumen and analytical skills.

Organised and analytical - In this high paced position you'll be easily able to keep on top of the work load, you'll often need to reorganise your time day to day, to deal with your team's changing necessities and requests. Strong teaming and collaboration skills including virtual collaboration with remote colleagues is vital for this role. Colleagues may focus on systems, concepts and processes but you'll be effective if you are able to interpret qualitative and quantitative data and synthesise into meaningful and actionable results. You can or will need to learn to ask the right questions to understand the underlying needs. You'll be entrepreneurial and able to self-perform in terms of prioritising multiple tasks and managing time effectively.

Open and flexible - With excellent communication skills - both written and spoken - You'll possess strong interpersonal skills with an ability to interact with every level of executive. Most importantly, you'll want to build a team of leaders and work as part of a diverse supportive and talented team.

Essential requirements
  • a bachelor's degree, preferably in Property Management, Real Estate, Facilities Management or other undergraduate degree with experience or related coursework;
  • at least 5 years of related commercial real estate experience in Australia or New Zealand, with an emphasis on portfolio operations management and facilities management;
  • Proficiency with finance and accounting concepts, lease terminology, financial acumen and analytical skills, advanced negotiations skills and strong project management skills, and advanced ability to use Excel;
  • People management experience, including the ability to lead and develop large teams; and
  • Ability to travel domestically or internationally regularly.

Required Technical and Professional Expertise

Preferred Tech and Prof Experience

A background in Corporate and/or commercial real estate.
