IBM RESO Spain Operations / Project Manager

Job Description
The Real Estate Site Operations (RESO) organization has global responsibility for IBM's owned and leased real estate portfolio and improves IBM's competitive posture in the marketplace through efficient management of the Company Facilities and Support Services, reliability of the Data Center infrastructures and maintaining a workplace that contributes to productivity, and is secure and environmentally safe.

The Operations Manager / Project Management role covers all aspects, from the feasibility and design stage to the completion, commissioning and hand over, ensuring that all the information, documentation and technical tools are correctly deployed. The analysis and interpretation of complex data, identification of issues, developing alternatives and recommended solutions.

Responsible for any array activities including:
- RFP: preparing documents to put out tenders for contractors
- Supervision and coordinating work of contractors
- Investigating availability and suitability of options for new/existing premises
- Cost Survey for required goods or services to achieve maximum value for money
- Planning for future development in line with strategic business objectives
- Managing and leading change to ensure minimum disruption to core activities;
- Liaising with administrations, suppliers, Ministeries...

Strategic planning and day-to-day operations, particularly in relation to buildings main installation and premises likely areas of responsibility include:

- Knowledge of the installations and the maintenance plans, including Key Control Points and SLAs of the Maintenance Contract
- Verification of the integrity and coherent of the information delivered by FM
- Procurement and contract management
- Identify and control GMP expense identifying gaps due to variable activities
- Health and safety
- Utilities
- Reporting and Management process to emphasize on control and management, resolution and root cause
- Control on Legal retention documentation

Requirements:
- Education Level: Industrial Construction Engineer
- Health and Safety qualification
- English: High

Demonstrated background in the following areas:
- Management of infrastructure projects with Agile Design and Agile Concepts
- Management of facilities services provider ensuring continuity of service, compliance with the contracted agreements and the successful delivery of both user and client funded projects focus on using best business practice to improve efficiency, by reducing operating costs while increasing productivity
- Installation projects legalization
- Understanding of Heath & Safety imperatives
- Managed multifunctional teams comprising Procurement, Safety, Manufacturing and Facilities engineers
- Installation Legalization
- Leadership in management people, problem solving and analytical skills
- Proactive adapt and respond to changes in environmental and priorities

Required Technical and Professional Expertise

- At least 10 years experience in building main installations, constructions projects, preventive and corrective maintenance
- Experience with budget management with financial objectives and team management and coordination
- Relationship management with clients and vendors
- Familiarity with Project Management tools and/or software packages and Design
- Knowledge of Technical applicable standards, mandatory Legislation and procedures

Preferred Tech and Prof Experience

- At least 10 years experience in building main installations, constructions projects, preventive and corrective maintenance
- Experience with budget management with financial objectives and team management and coordination
- Relationship management with clients and vendors
- Familiarity with Project Management tools and/or software packages and Design
- Knowledge of Technical applicable standards, mandatory Legislation and procedures
