Hitachi energy is seeking an Corporate Real Estate Analyst/ Associate for its Atlanta, GA location. This role is responsible to provides financial and business related data analysis, analytics, reporting, capital planning and implementation for new and existing facilities (plants, warehouses, service centers, and offices) within the Hitachi Energy America's Real Estate Team. The role delivers analysis of data, and provides Key Performance Indicators (KPIs) to support the real estate function ability to deliver the highest level of service to business units and corporate functions. The role works in all aspects/ phases of real estate projects to ensure data is captured, accurate, and the proper level of reporting is delivered. The Analyst/ Associate role also provides key real estate related data (financial and business) from the America's region to business units and the Global Real Estate function.

Your responsibilities

  • Prepare detailed financial and business data analysis, modeling related to existing facilities, capital improvement projects and new/ future facilities.
  • Work with Real Estate Project Manager, Lease Administrator, Facility Manager, and Country/ Regional Lead on assigned projects to support the regional need.
  • Maintain (create new, update existing, and auditing) key data (KPIs) relating to the real estate in the America's Region; deliver reports accordingly.
  • Creates, delivers and monitors assigned aspects such as: budget/ project scope creation, vendor/ purchase order setup, budget tracking and reporting of real estate projects/ initiatives.
  • Provide detail analysis of data relating to projects and initiatives as assigned. This includes adhoc data analysis/ reporting for facilities and integrated facility managed sites.
  • Provide financial analysis for regional real estate activities, including existing, new, remodels, and downsized locations.
  • Perform spatial analysis of site characteristics, ammenities, and employee data related to facility projects to support business case(s).
  • Create and develop working relationships with other functions such as finance, controlling, information technology, supply chain, HSSE (Health, Safety, Substainability, and Environment) to aid in setup and delivery of real estate projects. This includes working within a country and through a shared services model.
  • Support the Regional Real Estate Lead, Country Real Estate Managers, Facility Managers and Finance on annual budget planning activities including setup of budget for facility occupancy costs and capital improvement planned work. This includes working with business unit Controllers ensuring that all data is gathered, compiled and the output is provided as required. The output is the delivery of the budget.
  • Responsible for creation, and update of real estate related Standard Operating Procedures (SOPs). This includes reviewing existing, updating; and, creation of new procedures based on business needs.

Your background

  • Bachelor's degree in real estate, finance, accounting, business administration, or equivalent experience
  • Data analysis/ reporting, Project tracking for real estate projects, Corporate Accounting Principles, IFRS (related to real estate desired)
  • Candidate must already have work authorization that would permit them to work for Hitachi Energy in the United States
  • Minimum 3 years of experience.
  • Strong quantitative, financial/ business analysis and modeling, MS Excel skills. Time management, organizational skills with the ability to work/ juggle multiple projects at the same time. Project Management principles, tracking and reporting knowledge in a corporate real estate environment. Working knowledge of IFRS accounting principles (relating to real estate a plus). Working in a large organization with a matrix structure.
  • Awareness of corporate/ industrial real estate in the areas of: property purchase, lease and facility development (capital improvement) activities. Knowledge of techniques and tools for process improvement such as Six Sigma (up to Yellow belt certification a plus).
