Job Responsibilities:

Analyze client needs and utilize independent thinking to develop design concepts and refine them into design solutions, expedited concept development and document production for competitions, and programming and all phases of large scale commercial projects, including new construction, renovation, tenant improvement, parking garages, and demolition/site preparation; participate in all phases of project planning, streetscapes, land use, transportation, and open space planning projects; conduct site reconnaissance, site investigations, surveys of existing conditions and create as built measurements; interpret traffic impact analysis and management plans and analyze as built plans, photographs, notes, and other input material to determine best approaches for completion of drawings to solve technical issues of design in relation to sites and buildings; work on a variety of building types, including luxury high-rise residential condominium, high-rise office, high school, retail, medical facility, and tropical resorts; incorporate natural and sustainable materials, space planning and programming; translate clients' functional and spatial requirements for site and structures into conceptual design solutions, incorporating sustainable design principles and custom detailing into designs; use advanced manufacturing equipment, including laser cutting machinery, computer numerically controlled milling, and 3D printing; participate in project team discussions and public meetings to provide recommendations when revisions from government agencies, planning officials, clients and other stakeholder groups are necessary; assist the firm to obtain approvals from clients and federal, state and local agencies having jurisdiction over projects; assist in the implementation of firm-wide strategies and collaborate with design teams to ensure sustainable design success, provide support and guidance firm-wide, and focus on the seamless rollout of sustainable design implementation in office design projects including multistory and high-rise buildings; provide ongoing development and support for all sustainable design platforms and work closely with design and delivery leadership to guide the transition from traditional sustainable design process and standalone environmental analysis practices into integrated design and analysis processes in collaborative work environments; work in conjunction with sustainable design leadership in the continued improvement and development of high performance design to maintain and improve the quality and consistency of design environment and deliverables; analyze design concept of buildings and spaces in 2D/3D, translate them into plan, elevation and perspective view drawings, and create and prepare design presentations using freehand sketches and 2D/3D modeling and rendering, including Building Information Modeling (BIM) using Revit, NavisWorks, AutoCAD, PhotoShop, Illustrator, InDesign, and SketchUp, Rhino, Vray, After Effects; useMaya, Grasshopper, Maxwell, and Ecotect; build physical models for design development and presentations; participate in meetings with clients, consultants, contractors, and public agencies on a given project; coordinate with civil, mechanical, electrical, plumbing, fire protection (MEP/FP), lighting, landscape, code, traffic, parking, concession, public relations, signage, acoustic, security, curtain wall, special systems, geotechnical, vertical transportation, and structural consultants to incorporate building systems and facilities components into unified design for client and agency review and approval; assist in evaluating general contractor bids and project budgets and coordinate construction budgets with clients and contractors; respond to requests for information (RFI's) and review and respond to submittals; perform necessary modifications of drawings and specifications; coordinate project data and transmission and all electronic communications utilizing Newforma or other approved software; maintain log of all RFI's and Submittals including date received, date returned and status of unreturned requests utilizing approved software; assist with reviewing and approving contractor payments; assist the Project Manager in establishing task schedule and manpower requirements consistent with the project agreement; assist with project consultant agreements and project budgets; assist in identifying and quantifying tasks outside the scope of the Owner-Architect agreement for negotiation of additional services; conduct site visits and progress meetings, prepare field observation reports, final inspections, project closeout, including punch lists, and record drawings; review and prepare certificates of substantial completion, occupancy, and final completion; conduct post-occupancy evaluation and review of clients' use of space.

Job Qualifications:
