Duties: Associate-Intermediate-Finance/VP with Goldman Sachs Bank USA in New York, NY. Analyze, structure, execute and facilitate the distribution of mortgage financing transactions for commercial real estate owners across asset types (office, retail, hotel, multifamily, industrial, manufactured housing, cold storage, senior housing, self-storage). Build and review highly technical and complex proprietary loan pricing models, in order to evaluate property cash flows and derive optimal pricing and hedging scenarios for commercial mortgage loans. Place Risk Mitigating Hedging trades for the commercial real estate loan exposure using a combination of CMBX, interest rate and Investment-Grade and High-Yield derivative instruments. Manage Investor relationships to facilitate execution of commercial mortgage loans. Update and maintain proprietary databases used for evaluating loan opportunities and conduct comparable market transaction analysis. Reverse engineer new Issue Commercial Mortgage Backed Securities (CMBS) deals in the market. Lead dialogue with senior bankers and product specialists throughout the Firm. Review complex legal documents, deal term sheets, loan agreements, Asset Summary Reports, and review purchase and sale agreements, tenant leases and estoppels. Supervise and coordinate the work of analysts / more junior members of the deal team.
Work Schedule: 40 hours per week (9:00 a.m. to 6:00 p.m.)
RESPONSIBILITIES AND QUALIFICATIONS
Job Requirements: Master's or Bachelor's degree (U.S. or equivalent) in a quantitative field such as Finance, Engineering. Three (3) years of experience with Master's or five (5) years of experience with Bachelor's in the job offered or in a related finance role. Prior work experience must include: Experience with debt finance in the commercial real estate sector; Building cash flow models for commercial real estate, analyzing the mechanics of cash flow waterfalls, and understanding the return and risk of transactions; Utilizing knowledge of rating agency standards and experience with developing or applying rating agency cash flow stresses for various asset classes; Conducting property analysis using Argus software and Microsoft Excel to generate and analyze property rent roll and financial information; Using detailed logic and finance formulas, data tables, filters, and pivot tables to reference and analyze large quantities of data and facilitate cash flow modeling; Preparing presentations in Microsoft Word and Microsoft Power point to review deals with senior bankers, investment committees and rating agencies; Liaising with capital market specialists in connection with the pricing and distribution of commercial mortgage loans; Maintaining databases relevant to credit functions in connection with evaluating loan opportunities for financing; Reading legal documents and offering memoranda, identifying inconsistencies and modeling transactions based on operative documents; Working on commercial real estate transactions in excess of $1bn. FINRA Series 7, 79 and 63 licenses required.
