RESPONSIBILITIES AND QUALIFICATIONS

Duties: Associate-Finance with Goldman Sachs Bank USA in New York, NY . Analyze, structure, execute and facilitate the distribution of mortgage financing transactions for commercial real estate owners across asset types including office, retail, hotel, multifamily, industrial, manufactured housing, cold storage, senior housing, and self-storage. Build and review highly technical and complex proprietary underwriting models in order to evaluate property cash flows and other performance metrics. Responsible for managing client and broker relationships to facilitate commercial mortgage loan opportunities. Conduct market analysis through research and discussions with appraisers to understand valuation, market trends and competitive landscape. Lead dialogue with senior bankers and product specialists throughout the firm. Negotiate complex legal documents with borrowers including loan agreements, commitment letters and rate lock agreements, and review purchase and sale agreements, tenant leases and estoppels. Manage various third party providers during the loan closing process including appraisers, engineers, environmental consultants, legal counsel, underwriters and insurance consultants. Liaise with accountants, securitization counsel, internal legal counsel and borrowers to create offering materials for distribution purposes. Lead investor roadshows and loan syndication discussions with potential investors highlighting the key strengths and considerations of an investment opportunity. Supervise and coordinate the work of analysts / more junior members of the deal team.

Job Requirements: Bachelor's degree (U.S. or equivalent) in Economics, Business, Finance, Science, Mathematics, or a related field. Will accept a single or combination of degrees, diplomas or professional credentials deemed equivalent to a Bachelor's degree. Two (2) years of experience in the job offered or a related investment banking position. Prior experience must include one (1) year: Working on large commercial mortgage lending opportunities in excess of $100 million; Conducting property analysis using Argus software and Microsoft Excel to generate and analyze property rent roll and financial information; Using detailed logic and finance formulas, data tables, filters, and pivot tables to reference and analyze large quantities of data and facilitate cash flow modeling using Excel and Argus; Preparing presentations in Microsoft Word and Microsoft Powerpoint to review deals with senior bankers, investment committees and rating agencies; Liaising with capital market specialists in connection with the pricing and distribution of commercial mortgage loans; Facilitating and managing communication flow between various stakeholders during loan closing and securitization process. Travel required.
