Senior Analyst, Global Real Estate Finance, Gap Inc.


This position presents an exciting opportunity to join Gap Inc.'s Real Estate Finance Organization. Based in our San Francisco Bay Area corporate offices, you will obtain a unique experience in how we run our global real estate portfolio. You will be responsible for supporting the management of investment decisions related to the Gap Inc. real estate fleet (for all brands – Gap, Old Navy, Banana Republic, Athleta/Intermix). This position will be accountable for the analysis and recommendation of real estate deals (new stores, lease extensions, remodels, etc.). Candidates that are best suited for this role possess both a strong analytical aptitude and the ability to think strategically. This position is open to both internal and external candidates and is ideal for highly motivated and driven individuals who are passionate about retail and real estate. Real Estate specific experience is not required.


  • Leverage strong real estate finance/investment experience to analyze and develop recommendations for decisions on lease renewals/expirations, new store and remodel activities
  • Partner with cross-functional teams (i.e. Real Estate Field, Upper Field, Store Development) to build business case for investment recommendations
  • Develop forecasts for sales and cannibalization. Gather and evaluate all economic/financial data for input into complex financial models
  • Present real estate activity recommendations to leadership
  • Support senior management and cross-functional business partners with timely, accurate, actionable financial analysis
  • Serve as single point of contact for any regional projects
  • Ensure that real estate decisions are made in accordance with process timelines
  • Perform analysis to support annual market planning meetings and participate in annual market planning sessions
  • Provide support for brand growth initiatives as needed
  • Lead or participate in ad-hoc projects such as (but not limited to): hindsighting, cannibalization analysis, sales forecasting, long range planning, fleet review, process improvements
  • Establish and maintain collaborative working relationships with all business partners including Real Estate Field, Store Operations, Store Development, Legal, Corporate Finance & Corporate Shared Services



Required Qualifications

  • Expert in Excel functionality, including VLOOKUP, Pivot Tables, etc.… (An Excel based skills test will be given)
  • Strong in PowerPoint. Experience with Microsoft Access and Hyperion Essbase is a plus
  • Solid understanding of financial modeling such as IRR/NPV analysis. Ability to perform financial analysis in a fast paced environment
  • Strong analytical skills with the ability to synthesize financial analysis and business objectives into clear business recommendations
  • Comfortable presenting to senior leadership
  • Strong interpersonal and communication skills
  • Proven ability to build strong working relationships and influence others
  • Demonstrated ability to prioritize and manage multiple assignments
  • Demonstrated initiative and ability to work independently
  • Looks for opportunities to improve existing processes
  • Team player with a positive attitude

Minimum educational level:

  • Bachelor's degree in finance, economics or related field
  • MBA preferred


  • 3-5 years professional working experience

  • Limited travel (<10%)
